Wilshire Corridor condominium sales January 2019 include 10 sales. Four 1 bedroom ,two 2 bedroom, and three 3 bedroom condominiums sold. Prices vary based on square feet, age of building, improvements, amenities, location within the building etc.

Firstly, the 1 bedroom condominiums varied in price between $558,000 to $1,498,000. 10751 Wilshire sold $558,000.00 for 954 square feet, 10501  Wilshire sold for $623,000.00 10501 also had a unit sell for $629,000 on a higher floor.They have between 600 and 954 square feet. Prices vary due to above noted conditions. Another one bedroom sold for $1,498,000.00 at 10777 Wilshire because the building is new. Therefore,all the interiors are new, and the building amenities include many special community rooms. Also Noteworthy, the Liddel is commanding high prices for these features.

Secondly, the 2 bedroom condominiums that sold include a 1327 square foot condo in the Diplomat that sold for $2,045,000.00 This has beautiful updated interiors. Another 2 bedroom that sold for $2,400,000 located in the Wilshire has 2258 square feet.

Thirdly, the 3 bedroom condominiums that sold include 1800 square feet in the Californian on a high floor with 3 bedrooms and 4 bathrooms for $3,208,000.00 .Additionally,a condo with 3 bedrooms sold at 10750 Wilshire ,the Westford on a lower floor with 2700 square feet . It has 3 bedrooms and 4 bathrooms. It sold for $2,450,000.00.

Sold Wilshire Corridor condos November 2018 include 18 sold. Most noteworthy, six one bedroom, nine 2 bedroom, and three 3 bedroom units sold. This month five of the condos sold were in the new “Liddel “building . Interestingly,I had appraisers call me for expertise asking if I thought the sales prices seemed high? I responded : ” there is a high demand for new construction condominiums in the area. Noteworthy, many people seek low rise buildings rather than high rise buildings. In addition, this building has very contemporary finishes and community rooms that consumers are seeking. The amenities are state of the art.”

Firstly, the one bedroom condominiums that sold varied in price from $630,000.00-$1,498,000. Furthermore, as mentioned in many previous monthly articles that I write about the Wilshire Corridor, price varies depending on the building, amenities, location, age of building, updates within a unit, location within the building etc.

Secondly, the nine two bedroom condominiums sold range from $725,000 to $2,395,000.00.  Two of the 2 bedroom condos sold were in 10560 Wilshire. They had interior upgrades and large square footage with unobstructed views. While 10560 is a building that was built in the 1982,  the staff is excellent and the building is well managed and maintained.Furthermore, the building has upgraded during the years that have passed and the condominiums are being updated. I know firsthand having lived in this building in the past. Thirdly, there are three 3 bedroom condos that sold this month. One is in 10790 Wilshire with 2749 sq feet sold for $2,150,000.00. Another is in 10724 Wilshire with 2943 sq feet selling for $1,725,000.00. Additionally 10450 Wilshire has a 3 bedroom with 2082 square feet that sold for $1,375,000.00

Sold Wilshire Corridor condos October 2018 include 19 sales. The Wilshire Corridor has some of Los Angeles best high-rise buildings located along a mile long strip. It is within minutes to Century City, Beverly Hills, Bel Air, UCLA, freeway access, and future Metro stops. Most condominiums along the boulevard include security. Interestingly, this month there were four 1 bedroom, eleven 2 bedroom, and four 3 bedroom condominiums sold. They vary in price, square footage, amenities, location within the building, age of the building, interior enhancements etc. If you are considering buying, selling, or leasing, contact me for expertise and assistance. The one bedrooms varied in price from $589,000.00 for 833 square feet at 10433 Wilshire to $750,000.00 for 580 square feet at 10501 Wilshire on a mid height floor. Especially relevant, is the difference in some of the above named variables to determine value.

Secondly, of the eleven 2 bedroom condos sold, several used square footage for a den. Also noteworthy, the lowest price for a 2 bedroom is $825,000.00 at 10450 Wilshire for 1080 square feet. Furthermore a condo at 865 Comstock sold for $835,000.00 for 1402 square feet . Additionally, prices on the high range were$2,750,000.00 for 10776 Wilshire with 2765 square feet. That’s about $1000.00 per square foot. This building is newer construction, 2 bedrooms and a den and very updated in a upper floor prime luxury building built in 2010.

Thirdly, of the four 3 bedroom condos sold ,the lowest priced was $1,275,000 at 10433 Wilshire . Comparatively, it has 1824 square feet and great Northern views of the hills of Bel Air. This unit is in a building that is older than some buildings that command higher prices. Furthermore, three bedroom units are always in demand. At 10660 Wilshire with 2608 square feet a condo sold for $1,719,000.00.I was the leasing agent for this unit to various clients for many years. It needed updates and commanded this high price for the premium of square footage available. Additionally this condo had great views of Century City all the way to the ocean on a clear day. At 10601 Wilshire a 3 bedroom with 3100 square feet sold for $3,625,000.00. Also, 10727 Wilshire I sold unit 1402 with 3277 square feet for $3,200,000. It has wonderful Northern views in the Remington, known for excellent service.

Wilshire Corridor condominium sales August 2018 include over 10 sales. Of those that sold, there is a one 1 bedroom , five 2 bedroom, and four 3 bedroom condominiums .Prices range between $520,000.00 to $17,270,000.00 Living in the Wilshire Corridor is a convenient location and most buildings have terrific amenities.

Firstly, the one bedroom that sold is in the Wilshire Regent at 10501 Wilshire. This building offers a pool, gym, conference room, guest rooms, valet parking, concierge etc. It is located on a mid height floor with 621 sq ft. The five 2 bedroom condos that sold are in various buildings.  The Remington has 2 unit’s sold for $1,360,000.00 and $1,300,000.00 on the 3rd floor with similar sq feet. One having an additional bathroom and their views were different. That is $744.00 and $765 per sq ft.

Secondly, several of the 2 bedrooms sold were in the Liddel, The Wilshire Corridor newest small boutique condominium building . This building has 7 floors with some units having larger balconies. The community rooms offered for use to residents include water features on the patio, large entertainment rooms, waiting areas, concierge, gym, wine storage, valet parking, security, rooftop deck etc. These are located by UCLA and Westwood Village . They have modern interiors with state of the art fixtures. They sold with varying square footage and include varying bathroom counts. The range of sales price is $1,388,000.00 to $1,598,000.00. This newer construction is selling closer to $1 million per sq ft+.

Thirdly, the 3 bedroom condominiums that sold included the Wilshire Holmby at 10433 Wilshire for $1,175,000.00. This condo has 1824 sq ft on a lower floor. There is a condo that sold in 10750 Wilshire, the Westford, for $1,727,000. Also noted for 3 bedroom sales is Marie Antoinette building at 10787 Wilshire with a 12th floor unit , 1459 sq ft selling for $1,003,000.00 (687 per sq ft) . 10520 Wilshire ,The Dorchester , has a 3 bedroom  1808 sq ft condo that sold for $$1,005,000.00($555 per sq ft)

First, the two bedroom condos that sold were in different buildings. Prices vary due to square footage, location, upgrades,amenities, age of building, location within building, views etc. Noteworthy, a 2 bedroom penthouse sold in 10501 Wilshire. Furthermore, it has Northern views, a large terrace and is upgraded with beautiful interior finishes. Additionally, square footage is 1,191 which has a balcony making the space look visually larger. A good value at $1,025,000.00 as the building has many amenities. Other 2 bedrooms sold in 10430 Wilshire with 2803 sq feet for $1,800,0000.00 and  another in 10490 Wilshire with 2776 sq feet for $2,500,000.00 .

These included 4 one bedroom,12 two bedroom, and 7 three bedroom sales.  Some buildings are Regency Wilshire, Wilshire Regent, Diplomat, Marie Antoinette,Wilshire Holmby, The Churchill, The Wilshire, The Comstock ,and the Remington.

Firstly at 10433 Wilshire  a penthouse sold for $1,500,000.00. It needed renovation but has nice views with 2557 sq feet, 2 bedroom and 2 bathrooms. Additionally, the homeowners dues include amenities like pool, community room, gym , valet parking etc. Comparatively a 2 bedrooom , 3 bath sold at 10580 Wilshire with 2284 sq ft lower floor $1,600,000.

Interestingly, another larger 2 bedroom 4 bath unit in 10580 Wilshire with 3245 sq ft sold for $3,900,000. It is on an upper floor. A condo at 10776 Wilshire having 2735 sq ft with 2 bedrooms, 3 bathrooms soldfor $3,750.000.00. It is on a upper floor. Comparatively, the age of the building, upgrades, location within the building, and amenities influence the price from building to building.

Secondly a wonderful large 2 unit combination condo with 3407 sq feet , 3 bedrooms,5 bath, and a den sold. It is on a lower floor in 10551 Wilshire. It sold for $$4,895,000. The views faced Bel Air and the interiors are beautiful. Amenities include pool, gym, concierge, valet etc. The homeowner dues for this unit are double due to the combination of two units. This is is an added expense .For a homeowner leaving a large home, finding a large contemporary condo is a premium.

In additon there is a 3 bedroom 3 bath condo that sold at 10787 Wilshire . It has 1459 sq ft and sold for $995,000.00 .This condo has higher and no pool or gym. It is close walking distance to Westwood Village and UCLA. Additionally a 3 bedroom ,4 bath at 10490 Wilshire sold for $4,863,000.00. Furthermore,a $5,289,500.00 3 bedroom 4 bath condo on a high floor in The Wilshire . It has 3407 sq feet, amazing walk in closets, and decked out in luxury sold. Similarly, a two bedroom with 1649 sq feet at 10445 Wilshire on an upper floor sold for $1,295,000. Located at 10535 Wilshire Blvd a 2 bedroom condo with 1646 square feet sold for  $1,070,000.00. 10480 Wilshire, 2 bedroom/3 bath sold for $1,275,000.99 with 1682 square feet. As you can see , prices vary with similar square footage due to factors listed above.

The other unit was on the 14th floor with 2152 sq feet selling for $1,595,000.  Square foot price varies between $741. and $774. Both of these condominiums had been updated.
