Firstly at 10433 Wilshire  a penthouse sold for $1,500,000.00. It needed renovation but has nice views with 2557 sq feet, 2 bedroom and 2 bathrooms. Additionally, the homeowners dues include amenities like pool, community room, gym , valet parking etc. Comparatively a 2 bedrooom , 3 bath sold at 10580 Wilshire with 2284 sq ft lower floor $1,600,000.

Interestingly, another larger 2 bedroom 4 bath unit in 10580 Wilshire with 3245 sq ft sold for $3,900,000. It is on an upper floor. A condo at 10776 Wilshire having 2735 sq ft with 2 bedrooms, 3 bathrooms soldfor $3,750.000.00. It is on a upper floor. Comparatively, the age of the building, upgrades, location within the building, and amenities influence the price from building to building.

The future of Westwood Village . For years the Village has been caught between anti development vs. development. These changes affect surrounding communities around UCLA including  Holmby Hills, Bel Air, Westwood Hills, The Wilshire Corridor, etc. Learn more about what is being proposed for the area.

Firstly, Westwood Village is surrounded by million dollar properties on all sides. The Wilshire Corridor, Little Holmby, Westwood Hills, Bel Air, to name a few. Secondly, The future of Westwood Village has been surrounded by controversy about development. The Casden project, developed  many years ago, received a lot of resistance to a large project in the Village. Once approved, it provided more housing, Trader Joe’s, parking , other retailers and restaurants for the Village. In addition, the former Bullocks location houses  “supersize” Ralph’s ,parking and City Target. The increase in parking spaces helped bring more residents to the Village. Also noteworthy, developers see that it could be a larger booming retail, shopping, and restaurant mecca. Historically students have not been big spenders to support retail. Uniquely, Westwood Village still retains a small town feel. Thursdays draw in locals and people working in the community at the Farmers Market. This building has utilities included in HOA fees running approximately $600.00+. Low for the Wilshire Corridor  . Several units sold in the Wilshire Comstock . A one bedroom condominium sold for $686,500.00 with 1200+ sq feet and was updated.  Other sales were in The Dorchester, The Blair House, The Wilshire etc.

This month in the Carlyle condominiums, a three bedroom with 5 bathrooms and 5013 square feet sold for $7,750,000.00 . In the Carlyle, a 3 bedroom ,5 bath unit with 3407 sq feet sold for $4,000,000.00 furnished. It included a maids unit with the sale.

Holmby Hills has always been a very desirable neighborhood to live in Los Angeles. Wilshire Corridor Sales February 2016 include 9 sales of condominiums. Two condominiums with similar square footage over 2500 square feet, each having 4 bedrooms(a premium on the Wilshire Corridor)sold in the same building, the Wilshire, but with varying prices. A similar situation in the Churchill with two one bedroom units selling that had been updated but one had an extra bathroom selling in the $500,000 range and $630,000. A beautiful  $4,120,000 3 bedroom on an upper floor with just under 4000 square feet in the Blair house was sold as was a two bedroom in 10560 Wilshire for just over one million.
