Wilshire Corridor penthouse for sale

Most noteworthy, the above picture is from a penthouse on the Wilshire Corridor with 4 bedrooms, 5 baths, walk in closets and large bathrooms with over 5500 sq ft. Security, concierge, pool, gym and views are some of the amenities offered for just over $4.8+million. Additionally,there are several penthouses available on the WIlshire Corridor at this time.

There are several 3 bedroom condos in the $3 million range and under. There are many exciting remodels and luxury condos on the Wilshire Corridor.

Especially relevant, APRIL 2019 real estate activity is picking up. Interestingly, under $1,795,000 homes are moving!
Many of my customers live in Belair and Beverly Hills & PO. Others live in Hollywood, Culver City, Beverlywood, Rancho Park,Malibu, Santa Monica and Venice/Marina. Most noteworthy, I work in many areas but I only sent statistics for the Westwood area. I am happy to send  you this data if you e mail me to send to you.
Secondly, the market is picking up with many sales in the area and new listings being sold. Since January 2019, more than 42 homes in Westwood have sold. They average in price between 1.5 and 4 million. Comparatively, a larger number of homes were sold South of Olympic to Pico. Also, more than 107 condos sold in Westwood since the beginning of the year. 41 were along the corridor. Home sales in the higher price range have slowed down a bit.

Furthermore, buyers are taking more time to look at their options. I help clients view property so they can understand value and be able to act upon a good property when it comes on the market. Additionally, we are still seeing multiple offers on well priced properties.

There are 26 Active Single family listings in all of Westwood. There are 168+ condos for sale in Westwood of which 62 are listed on the Wilshire Corridor. Sold Wilshire Corridor condos November 2018 include 18 sold. Most noteworthy, six one bedroom, nine 2 bedroom, and three 3 bedroom units sold. This month five of the condos sold were in the new “Liddel “building . Interestingly,I had appraisers call me for expertise asking if I thought the sales prices seemed high? I responded : ” there is a high demand for new construction condominiums in the area. Noteworthy, many people seek low rise buildings rather than high rise buildings. In addition, this building has very contemporary finishes and community rooms that consumers are seeking. The amenities are state of the art.”

Firstly, the one bedroom condominiums that sold varied in price from $630,000.00-$1,498,000. Furthermore, as mentioned in many previous monthly articles that I write about the Wilshire Corridor, price varies depending on the building, amenities, location, age of building, updates within a unit, location within the building etc.

Three One bedroom condominiums were sold this month in the Liddel. One condo sold in 10701 Wilshire .Additionally, two one bedroom condos sold  10751 Wilshire . (see more about the Liddel)   https://youtu.be/y6Ts7GnvW7I

Secondly, the nine two bedroom condominiums sold range from $725,000 to $2,395,000.00.  Two of the 2 bedroom condos sold were in 10560 Wilshire. They had interior upgrades and large square footage with unobstructed views. While 10560 is a building that was built in the 1982,  the staff is excellent and the building is well managed and maintained.Furthermore, the building has upgraded during the years that have passed and the condominiums are being updated. I know firsthand having lived in this building in the past. My expertise in evaluating condos on the Wilshire Corridor is from many years of experience and residing in the area.(see more of my videos about each building on the Wilshire Corridor)

Thirdly, there are three 3 bedroom condos that sold this month. One is in 10790 Wilshire with 2749 sq feet sold for $2,150,000.00. Another is in 10724 Wilshire with 2943 sq feet selling for $1,725,000.00. Additionally 10450 Wilshire has a 3 bedroom with 2082 square feet that sold for $1,375,000.00

Sold Wilshire Corridor condos October 2018 include 19 sales. The Wilshire Corridor has some of Los Angeles best high-rise buildings located along a mile long strip. It is within minutes to Century City, Beverly Hills, Bel Air, UCLA, freeway access, and future Metro stops. Most condominiums along the boulevard include security. Interestingly, this month there were four 1 bedroom, eleven 2 bedroom, and four 3 bedroom condominiums sold. They vary in price, square footage, amenities, location within the building, age of the building, interior enhancements etc. If you are considering buying, selling, or leasing, contact me for expertise and assistance. The one bedrooms varied in price from $589,000.00 for 833 square feet at 10433 Wilshire to $750,000.00 for 580 square feet at 10501 Wilshire on a mid height floor. Especially relevant, is the difference in some of the above named variables to determine value.

Secondly, of the eleven 2 bedroom condos sold, several used square footage for a den. Also noteworthy, the lowest price for a 2 bedroom is $825,000.00 at 10450 Wilshire for 1080 square feet. Furthermore a condo at 865 Comstock sold for $835,000.00 for 1402 square feet . Additionally, prices on the high range were$2,750,000.00 for 10776 Wilshire with 2765 square feet. That’s about $1000.00 per square foot. This building is newer construction, 2 bedrooms and a den and very updated in a upper floor prime luxury building built in 2010.

Thirdly, of the four 3 bedroom condos sold ,the lowest priced was $1,275,000 at 10433 Wilshire . Comparatively, it has 1824 square feet and great Northern views of the hills of Bel Air. This unit is in a building that is older than some buildings that command higher prices. Furthermore, three bedroom units are always in demand. At 10660 Wilshire with 2608 square feet a condo sold for $1,719,000.00.I was the leasing agent for this unit to various clients for many years. It needed updates and commanded this high price for the premium of square footage available. Additionally this condo had great views of Century City all the way to the ocean on a clear day. At 10601 Wilshire a 3 bedroom with 3100 square feet sold for $3,625,000.00. Also, 10727 Wilshire I sold unit 1402 with 3277 square feet for $3,200,000. It has wonderful Northern views in the Remington, known for excellent service.

There is much to talk about regarding future development proposals for Westwood Village. Community Councils and Homeowner organizations are talking about all the proposed changes, and the time to start getting involved is now. The once small town Westwood Village is in for BIG changes. Additionally, the Hammer Museum has plans to expand.

Furthermore, the Metro station is coming. Most Noteworthy, most would agree we need more parking,! Especially relevant, high-rise housing? UCLA has plans to add five student housing buildings around campus and Westwood Village.

Wilshire Corridor condominium sales August 2018 include over 10 sales. Of those that sold, there is a one 1 bedroom , five 2 bedroom, and four 3 bedroom condominiums .Prices range between $520,000.00 to $17,270,000.00 Living in the Wilshire Corridor is a convenient location and most buildings have terrific amenities.

Firstly, the one bedroom that sold is in the Wilshire Regent at 10501 Wilshire. This building offers a pool, gym, conference room, guest rooms, valet parking, concierge etc. It is located on a mid height floor with 621 sq ft. The five 2 bedroom condos that sold are in various buildings.  The Remington has 2 unit’s sold for $1,360,000.00 and $1,300,000.00 on the 3rd floor with similar sq feet. One having an additional bathroom and their views were different. That is $744.00 and $765 per sq ft.

Secondly, several of the 2 bedrooms sold were in the Liddel, The Wilshire Corridor newest small boutique condominium building . This building has 7 floors with some units having larger balconies. Most Important, the  condos vary in price, size, location, location within building, updates, homeowner dues, amenities, etc.  Living on the Wilshire Corridor is a perfect location to live in Los Angeles due to the close proximity to surrounding communities. You can be to Beverly Hills within 5 minutes, Century City, UCLA etc. The many amenities most buildings offer are an added bonus. Homeowner dues can vary from building to building.

That unit has 2324 square feet. The Californian is a newer building thus accounting for some of the difference in price. A beautiful unit in 865 Comstock sold which has 1550 sq feet on a high mid floor  for $1,180,000.00.Several  other 2 bedrooms sold.

Secondly, the two one bedroom condos that sold had small square footage but are in the same building. One had 939 square feet and sold for $695,000. The  other had 654 square feet. Both were decorated very well . The Wilshire Regent has  amenities such as pool, valet, gym, community room,conference room, offices and several guest rooms. etc.

Thirdly, the one 3 bedroom condo that sold is in the Dorchester. It has 2071 square feet and sold for $1,020,000.00. There are no balconies at the Dorchester . Uniquely, the building has a rooftop pool, and gym and a beautiful lobby. It  was built from 1989. The unit has a Southern exposure. These are just a few of the reasons that account for  value.
