Sold Wilshire Corridor condos October 2018 include 19 sales. The Wilshire Corridor has some of Los Angeles best high-rise buildings located along a mile long strip. It is within minutes to Century City, Beverly Hills, Bel Air, UCLA, freeway access, and future Metro stops. Most condominiums along the boulevard include security. Interestingly, this month there were four 1 bedroom, eleven 2 bedroom, and four 3 bedroom condominiums sold. They vary in price, square footage, amenities, location within the building, age of the building, interior enhancements etc. If you are considering buying, selling, or leasing, contact me for expertise and assistance. The one bedrooms varied in price from $589,000.00 for 833 square feet at 10433 Wilshire to $750,000.00 for 580 square feet at 10501 Wilshire on a mid height floor. Especially relevant, is the difference in some of the above named variables to determine value.

Secondly, of the eleven 2 bedroom condos sold, several used square footage for a den. Also noteworthy, the lowest price for a 2 bedroom is $825,000.00 at 10450 Wilshire for 1080 square feet. Furthermore a condo at 865 Comstock sold for $835,000.00 for 1402 square feet . Additionally, prices on the high range were$2,750,000.00 for 10776 Wilshire with 2765 square feet. That’s about $1000.00 per square foot. This building is newer construction, 2 bedrooms and a den and very updated in a upper floor prime luxury building built in 2010.

Thirdly, of the four 3 bedroom condos sold ,the lowest priced was $1,275,000 at 10433 Wilshire . Comparatively, it has 1824 square feet and great Northern views of the hills of Bel Air. This unit is in a building that is older than some buildings that command higher prices. Furthermore, three bedroom units are always in demand. At 10660 Wilshire with 2608 square feet a condo sold for $1,719,000.00.I was the leasing agent for this unit to various clients for many years. It needed updates and commanded this high price for the premium of square footage available. Additionally this condo had great views of Century City all the way to the ocean on a clear day. At 10601 Wilshire a 3 bedroom with 3100 square feet sold for $3,625,000.00. Also, 10727 Wilshire I sold unit 1402 with 3277 square feet for $3,200,000. It has wonderful Northern views in the Remington, known for excellent service.

There is much to talk about regarding future development proposals for Westwood Village. Community Councils and Homeowner organizations are talking about all the proposed changes, and the time to start getting involved is now. The once small town Westwood Village is in for BIG changes. Additionally, the Hammer Museum has plans to expand.

Furthermore, the Metro station is coming. Most Noteworthy, most would agree we need more parking,! Especially relevant, high-rise housing? UCLA has plans to add five student housing buildings around campus and Westwood Village.

Between Beverly Glen and Westwood Blvd, south of Wilshire prices are reaching over $2,000,000, to $2,300,000. It is not uncommon now to see multiple offers that are $100,000+ over asking.

Buy a condo near UCLA

If you’re thinking about buying a condo near UCLA, there are several areas close to campus you should consider. To the West of campus are most of the apartments that are rentals mixed with condominiums. Over the past few years more newer construction apartments and condominiums are being built. These buildings vary within by streets that have older “student” apartment buildings. The newer construction condo’s are more expensive than the older buildings.  By the time you pay a minimum of approximately $3000 monthly for an individual 1 bedroom apartment which is $33,000 annually ,students may consider buying a condominium. Your monthly payments would be going towards ownership. At the end of your term at UCLA you may rent your condo for a monthly income, or choose to sell it. If you stay living in Los Angeles you may want to continue living there. Condominiums are not inexpensive in this central area of Los Angeles. If you are attending UCLA for a 3 year program it makes sense to buy a condo near UCLA . Down payments run 20% of the purchase price. Although there have been some bargains over the past few years under $500,000.00 purchase price, they are harder to find close to campus lately.

The average two bedroom condominium in the area is around $650,000-$850,000 . Depending on whether you choose a high rise that may have more amenities including security, pool and gym you will find  the additional homeowners dues can really vary. If you buy a condo near UCLA in a smaller building the HOA fee’s can be $350 to $800.00 average at the time of this article posting. There are more smaller buildings further distance from campus which require a car or riding the bus, scooter or bicycle. Just South of Wilshire Blvd there are many options for smaller buildings .

In addition ,if you want to buy a condo near UCLA you can choose among many high rises that line the approximately 1 mile stretch of the Wilshire Corridor. This is a strip of high rises close to campus. Some are within walking distance, some are further. There are several other high rises in the area. The high rises in the area average $500,000-$3,000,000. They will have higher HOA dues than the smaller buildings.  There are many foreign and American buyers who have held investment condominiums in the area for a long time. Depending on the amenities of the building affects price and HOA dues.
