Wilshire Corridor condominium sales January 2019 include 10 sales. Four 1 bedroom ,two 2 bedroom, and three 3 bedroom condominiums sold. Prices vary based on square feet, age of building, improvements, amenities, location within the building etc.

Firstly, the 1 bedroom condominiums varied in price between $558,000 to $1,498,000. 10751 Wilshire sold $558,000.00 for 954 square feet, 10501  Wilshire sold for $623,000.00 10501 also had a unit sell for $629,000 on a higher floor.They have between 600 and 954 square feet. Prices vary due to above noted conditions. Another one bedroom sold for $1,498,000.00 at 10777 Wilshire because the building is new. Therefore,all the interiors are new, and the building amenities include many special community rooms. Also Noteworthy, the Liddel is commanding high prices for these features.

Secondly, the 2 bedroom condominiums that sold include a 1327 square foot condo in the Diplomat that sold for $2,045,000.00 This has beautiful updated interiors. Another 2 bedroom that sold for $2,400,000 located in the Wilshire has 2258 square feet.

Thirdly, the 3 bedroom condominiums that sold include 1800 square feet in the Californian on a high floor with 3 bedrooms and 4 bathrooms for $3,208,000.00 .Additionally,a condo with 3 bedrooms sold at 10750 Wilshire ,the Westford on a lower floor with 2700 square feet . It has 3 bedrooms and 4 bathrooms. It sold for $2,450,000.00.

Sold Wilshire Corridor condos October 2018 include 19 sales. The Wilshire Corridor has some of Los Angeles best high-rise buildings located along a mile long strip. It is within minutes to Century City, Beverly Hills, Bel Air, UCLA, freeway access, and future Metro stops. Most condominiums along the boulevard include security. Interestingly, this month there were four 1 bedroom, eleven 2 bedroom, and four 3 bedroom condominiums sold. They vary in price, square footage, amenities, location within the building, age of the building, interior enhancements etc. If you are considering buying, selling, or leasing, contact me for expertise and assistance. The one bedrooms varied in price from $589,000.00 for 833 square feet at 10433 Wilshire to $750,000.00 for 580 square feet at 10501 Wilshire on a mid height floor. Especially relevant, is the difference in some of the above named variables to determine value.

Secondly, of the eleven 2 bedroom condos sold, several used square footage for a den. Also noteworthy, the lowest price for a 2 bedroom is $825,000.00 at 10450 Wilshire for 1080 square feet. Furthermore a condo at 865 Comstock sold for $835,000.00 for 1402 square feet . Additionally, prices on the high range were$2,750,000.00 for 10776 Wilshire with 2765 square feet. That’s about $1000.00 per square foot. This building is newer construction, 2 bedrooms and a den and very updated in a upper floor prime luxury building built in 2010.

Thirdly, of the four 3 bedroom condos sold ,the lowest priced was $1,275,000 at 10433 Wilshire . Comparatively, it has 1824 square feet and great Northern views of the hills of Bel Air. This unit is in a building that is older than some buildings that command higher prices. Furthermore, three bedroom units are always in demand. At 10660 Wilshire with 2608 square feet a condo sold for $1,719,000.00.I was the leasing agent for this unit to various clients for many years. It needed updates and commanded this high price for the premium of square footage available. Additionally this condo had great views of Century City all the way to the ocean on a clear day. At 10601 Wilshire a 3 bedroom with 3100 square feet sold for $3,625,000.00. Also, 10727 Wilshire I sold unit 1402 with 3277 square feet for $3,200,000. It has wonderful Northern views in the Remington, known for excellent service.

Wilshire Corridor condominiums sold September 2018 include 9 condos. Of the 9 condos sold two were $10,000,0000.00 and upwards. The low-end of the prices for condos sold was $449,000.00 for a one bedroom, 2 bathroom with 882 sq ft. Similarly ,a one bedroom, 2 bathrooms condo with 869 sq ft sold for $580,000.00 at 10751 Wilshire Blvd.

First, buying a condo on the Wilshire Corridor usually includes a security building. Many buildings have valet parking, concierge, pool, and gym. Depending on your needs there is something for every buyer. Additionally, you are close to everything Los Angeles has to offer. You are located between Beverly Hills, Century City, Bel Air ,major freeways ,minutes to UCLA and the soon to be completed Metro.

Additionally, a two bedroom condominium on the Wilshire Corridor sold for $1,135,000.00 with outstanding views, and all the above mentioned amenities. With 1549 sq feet, this is a good example of an average two bedroom condo that sold . Similarly, a three bedroom condo sold in the same building at 875 Comstock for $1,675,00 that has 2300 sq ft.(pictured).  In addition, a condo in 10660 Wilshire with 2 bedrooms, 3 bathrooms and 2177 s ft sold for $1,526,000.00

Thirdly, let’s review sales over $10,000,000.00.  Noteworthy, the sale at Beverly West this month. This striking two bedroom with 3 bathrooms and 2813 sq feet condominium sold is on the 15th floor. Completed in 2009, this premiere luxury high rises has everything new and elegant. It has a saltwater pool, state of the art appliances and cabinetry, common interior spaces with top designer furnishings, gym with Pilates and premium equipment, security, etc. Additionally, views from floor to ceiling windows are spectacular. Lastly , a penthouse sold at 10601 Wilshire with 4 bedrooms and 7 bathrooms, den, 6700 sq feet. Similarly, it sold for $10,000,600.00 Noteworthy, this building was built in 1992 and this unit is a 2 story with large outdoor terrace and all the amenities you expect from a luxury high rise. It is larger but an older building on the Wilshire Corridor.

Wilshire Corridor Condominium Sales December 2017 include over 14 sales. In Summary, there is 1 one bedroom, 8 two bedroom and 5 three bedroom condos sold. Each condominium sold varies in price due to location,amenities,views,upgrades, location within the building etc.

Firstly, only 1 one bedroom condo sold this month. Located in the Wilshire Selby at 10751 Wilshire Blvd, this condo has 869 sq ft with 2 bathrooms on an upper floor and sold for $557,000.00. Noteworthy, the building does not have a gym or valet parking as many buildings have on the corridor. Thus,this building has a lower HOA,(Homeowner Association fee) and price per square foot.

Interestingly, the highest price two bedroom sold for $5,850,000.00. It is in the newest building on the corridor, Beverly West. Novel state of the art kitchens, amazing views, top quality service,pool, fitness room, conference room etc. all account for the higher price. Uniquely, this unit has 4158 square feet which is very large for a 2 bedroom.  There are 3 bathrooms.

Secondly, the other 7 two bedroom condominiums sold varied in price from $667,200.00 to $1,680,000.00 .

Additionally at 10580 Wilshire, The Wilshire , there are two 2 bedroom units sold. One has 2084 sq ft, the other has 2068 sq ft. The one on the 6th floor sold for $1,680,000.00 . Furthermore, the third floor unit sold for $1,400.000.00. The difference in price had to do with floor, floor plan, location within the building and decor an finishes. Similarly, there were several other condominiums that sold in the million dollar range.

Thirdly, the 5 three bedroom condominiums that sold this month vary in price from $1,000.000.00 to $2,550,000.00 Similarly, these included condos in 10660 Wilshire- The Wilshire Manning, 10450 Wilshire -The Churchill, 10380 Wilshire- La Tour,10750 Wilshire -The Westford, and 10336 Wilshire. Consistently, Wilshire Corridor condominium sales December 2017 remain strong.

In Summary, the golden triangle has some of the most wonderful buildings in Los Angeles. The area is surrounded by Century City, Westwood Village, UCLA , Bel Air and Beverly Hills. Wilshire Corridor Sales September 2016 include 12 sales. The lowest price 1 bedroom sold for $535,000 in a great full service amenity building ,The Park Wilshire. There were 3 one bedroom sales, 5 two bedroom sales and 4 three bedroom sales. The two bedroom condo sales were in a range of $689,000- $1995,000. The three bedroom condominium sales were in a range of $2085,000- $$4862,000. What stood out the most to me this month were the higher floor units that sold with 3 bedrooms and had amazing views.  Three bedroom condominiums are always in hot demand as a residential single family home alternative.  Purchasing a unit with incredible views and  the full service amenities along  the Wilshire Corridor provides Los Angeles Luxury living at its best. If you want to live in a high rise in Los Angeles, The Wilshire Corridor is certainly one of the better luxury destinations. Several buildings have tennis courts as well as pools, gyms, concierge, valet parking etc.

The three bedroom purchases this month had outstanding views.Typically on the South side of Wilshire, the Southern views are most desirable as they can capture Century City, the Ocean, and Downtown Los Angeles. This month those sales were in the Californian, The Remington, and the Wilshire House. Typically the three bedroom condominiums have 2300-3000 sq feet.

A lower floor 3 bedroom in the Comstock sold for $801,000 above asking of $729,000. This was a good value. A two bedroom with very good Southern views sold in the Diplomat this month with 2330 sq feet for $1,850,000 . The interiors were already upgraded and this building has nice outdoor terraces! Win Win!

Wilshire Corridor Sales August 2016 include approximately 19 sales. There were several one bedroom condos sold in the low $500,000-$537,500 range in buildings like The Wilshire Manning,(1236 sq ft), Wilshire Selby (853 +860 sq ft), and The Churchill(1035 sq ft)f.  In the higher $4 million price range there were two sales in the Carlyle at 10776 Wilshire Blvd. Average Prices for 2700-3100 square feet in better buildings varied from just under 2 million to over 3 million depending on the building the units were located in.

There is still a shortage of listings under $800,000,000 and we continue to see listings sell and demand high due to low interest rates and desire for home ownership.  One of the better buys for a studio with 653 sq feet is in the Wilshire Regent pictured below . It sold $495,000,000. It is a very well designed small unit with terrific views in a building that has many amenities including 24 hour security, valet parking, gym, pool, guest suites etc.  Another great buy this month was the Penthouse in the Churchill that sold for $740,000. and needed cosmetic work. The Wilshire Corridor remains a central location in Los Angeles to live in. There continue to be more buyers than inventory as noted in my previous blog posts. There are over 42 different buildings to choose from.

The second home I feature is located in the Mirabella. This particular condominium has large square footage. The kitchen was redone beautifully. The living room has a central fire place which helps create an open floor plan.This condominium is on the ninth floor so it has views .It is remodeled with beautiful finishes and it is 2200 sq feet with 3 bathrooms. The selling price was $1,600,000.00 . The Mirabella is a full service building with a beautiful, pool, gym, security, valet parking etc. These amenities also contribute to value.

As an interior designer and realtor I can assure you that the prices condominiums command has to do with having excellent interior finishes and these are in buildings that were built after 1980 . There is a range of condominium prices for 2 bedroom condos this month that sold for $524,000 to over $2,000,000.00.

Wilshire Corridor Sales July 2016 include a three bedroom condominium sold in The Wilshire condominiums which is facing South. It has 180 degree views of Century City and the ocean .The purchase price of this condominium is $2,600,000.00. Although it needed some upgrades they were primarily cosmetic. Therefore the buyer still got a good value because the decorating upgrades were optional and could be limited.

Wilshire Corridor Sales February 2016 include 9 sales of condominiums. Two condominiums with similar square footage over 2500 square feet, each having 4 bedrooms(a premium on the Wilshire Corridor)sold in the same building, the Wilshire, but with varying prices. A similar situation in the Churchill with two one bedroom units selling that had been updated but one had an extra bathroom selling in the $500,000 range and $630,000. A beautiful  $4,120,000 3 bedroom on an upper floor with just under 4000 square feet in the Blair house was sold as was a two bedroom in 10560 Wilshire for just over one million.
