Sold Wilshire Corridor condos November 2018 include 18 sold. Most noteworthy, six one bedroom, nine 2 bedroom, and three 3 bedroom units sold. This month five of the condos sold were in the new “Liddel “building . Interestingly,I had appraisers call me for expertise asking if I thought the sales prices seemed high? I responded : ” there is a high demand for new construction condominiums in the area. Noteworthy, many people seek low rise buildings rather than high rise buildings. In addition, this building has very contemporary finishes and community rooms that consumers are seeking. The amenities are state of the art.”

Firstly, the one bedroom condominiums that sold varied in price from $630,000.00-$1,498,000. Furthermore, as mentioned in many previous monthly articles that I write about the Wilshire Corridor, price varies depending on the building, amenities, location, age of building, updates within a unit, location within the building etc.

Three One bedroom condominiums were sold this month in the Liddel. One condo sold in 10701 Wilshire .Additionally, two one bedroom condos sold  10751 Wilshire . (see more about the Liddel)   https://youtu.be/y6Ts7GnvW7I

Secondly, the nine two bedroom condominiums sold range from $725,000 to $2,395,000.00.  Two of the 2 bedroom condos sold were in 10560 Wilshire. They had interior upgrades and large square footage with unobstructed views. While 10560 is a building that was built in the 1982,  the staff is excellent and the building is well managed and maintained.Furthermore, the building has upgraded during the years that have passed and the condominiums are being updated. I know firsthand having lived in this building in the past. Thirdly, there are three 3 bedroom condos that sold this month. One is in 10790 Wilshire with 2749 sq feet sold for $2,150,000.00. Another is in 10724 Wilshire with 2943 sq feet selling for $1,725,000.00. Additionally 10450 Wilshire has a 3 bedroom with 2082 square feet that sold for $1,375,000.00

Wilshire Corridor condominium sales August 2018 include over 10 sales. Of those that sold, there is a one 1 bedroom , five 2 bedroom, and four 3 bedroom condominiums .Prices range between $520,000.00 to $17,270,000.00 Living in the Wilshire Corridor is a convenient location and most buildings have terrific amenities.

Firstly, the one bedroom that sold is in the Wilshire Regent at 10501 Wilshire. This building offers a pool, gym, conference room, guest rooms, valet parking, concierge etc. It is located on a mid height floor with 621 sq ft. The five 2 bedroom condos that sold are in various buildings.  The Remington has 2 unit’s sold for $1,360,000.00 and $1,300,000.00 on the 3rd floor with similar sq feet. One having an additional bathroom and their views were different. That is $744.00 and $765 per sq ft.

Secondly, several of the 2 bedrooms sold were in the Liddel, The Wilshire Corridor newest small boutique condominium building . This building has 7 floors with some units having larger balconies. The community rooms offered for use to residents include water features on the patio, large entertainment rooms, waiting areas, concierge, gym, wine storage, valet parking, security, rooftop deck etc. These are located by UCLA and Westwood Village . They have modern interiors with state of the art fixtures. They sold with varying square footage and include varying bathroom counts. The range of sales price is $1,388,000.00 to $1,598,000.00. This newer construction is selling closer to $1 million per sq ft+.

Thirdly, the 3 bedroom condominiums that sold included the Wilshire Holmby at 10433 Wilshire for $1,175,000.00. This condo has 1824 sq ft on a lower floor. There is a condo that sold in 10750 Wilshire, the Westford, for $1,727,000. Also noted for 3 bedroom sales is Marie Antoinette building at 10787 Wilshire with a 12th floor unit , 1459 sq ft selling for $1,003,000.00 (687 per sq ft) . 10520 Wilshire ,The Dorchester , has a 3 bedroom  1808 sq ft condo that sold for $$1,005,000.00($555 per sq ft)

A two bedroom in the Mirabella facing South Century City views sold in 1 day for $1,675,000 with over 2000 sq ft on a mid floor with views. Compare that with the Blair house 2 bedroom and den with over 2776 sq ft for 2,3530,000 on the 20th floor. Luxury Condominiums on the Wilshire Corridor are selling. There are a lot of buyers looking on the Corridor.  In the Park Wilshire Condominiums, a 3 bedroom on the 3rd floor $1,460,000. A 3 bedroom in The Wilshire  with 2757 sq ft sold for $2,750,000 on an upper floor. In La Tour, a 3 bedroom with 3190 sq feet sold for 3,450.000.00 on an upper floor. Another Amazing 3 bedroom 5 bath, in the Remington with 3485 sq ft sold for $3,300.000.00 . A fabulous 1 bedroom 883 sq ft with views on the 20th floor of the Wilshire Regent sold for $600,000.00

Looking at lower priced condominiums that sold, there was a one bedroom not updated with 1105 sq ft for $535.000+  sold in the Wilshire Holmby. Another one bedroom in 10751 Wilshire, The Wilshire Selby, mid floor sold for 486,920.00 with 738 sq ft upgraded.Great deal.! When you are looking for an investment property, there are good possibilities.

The Wilshire Corridor remains a great location to live in Los Angeles with so many options to choose from. Amenities in the buildings vary, but all have some type of security entrance. Inventories are lower on the Wilshire Corridor January 2016. The start to a New Year. But there are many buyers looking and as the month of January progressed buyers are out in large numbers looking to take advantage of low interest rates and preparing their financing to acquire property. .Wilshire Corrirdor sales January 2016 include 2 different condominiums sold in the 2000 square foot range, both needed updating, both were on lower floors but a distinct difference was homeowners dues. One building was in the $1,600.00 range monthly, and the other building was over $2,700.00 All amenities were not equivalent but one must consider the HOA dues when buying a condominium on the Wilshire Corridor and what they include. The Wilshire Terrace has seen many sales lately. The building offers wonderful large terraces and large floor plans with many amenities but the building is a Coop and as such offers are only taken in cash and must be board approved. In addition the HOA runs higher than some buildings but offers many unique services like a hair salon. Another 4 million dollar condominium in the Carlyle is part of Wilshire Corridor sales January 2016  .Wilshire Corridor sales in January 2016 were less than most months  but due mostly to  typically lower sales in January than other months. The year is sure to see active sales. There were several 2 bedroom Wilshire Corridor sales January 2016 in the 685,000-$850,000+ range in buildings like the Westford and Westholme Condominiums. A upper floor in the Remington Condominiums  with 2351 square feet was sold for over  $1,900,000+.
