The low-end of the prices for condos sold was $449,000.00 for a one bedroom, 2 bathroom with 882 sq ft. Similarly ,a one bedroom, 2 bathrooms condo with 869 sq ft sold for $580,000.00 at 10751 Wilshire Blvd.

First, buying a condo on the Wilshire Corridor usually includes a security building. Many buildings have valet parking, concierge, pool, and gym. Depending on your needs there is something for every buyer. Additionally, you are close to everything Los Angeles has to offer. You are located between Beverly Hills, Century City, Bel Air ,major freeways ,minutes to UCLA and the soon to be completed Metro.

Thirdly, let’s review sales over $10,000,000.00.  Noteworthy, the sale at Beverly West this month. This striking two bedroom with 3 bathrooms and 2813 sq feet condominium sold is on the 15th floor. Completed in 2009, this premiere luxury high rises has everything new and elegant. It has a saltwater pool, state of the art appliances and cabinetry, common interior spaces with top designer furnishings, gym with Pilates and premium equipment, security, etc. Additionally, views from floor to ceiling windows are spectacular. Lastly , a penthouse sold at 10601 Wilshire with 4 bedrooms and 7 bathrooms, den, 6700 sq feet. Similarly, it sold for $10,000,600.00 Noteworthy, this building was built in 1992 and this unit is a 2 story with large outdoor terrace and all the amenities you expect from a luxury high rise. It is larger but an older building on the Wilshire Corridor.

These included 4 one bedroom,12 two bedroom, and 7 three bedroom sales.  Some buildings are Regency Wilshire, Wilshire Regent, Diplomat, Marie Antoinette,Wilshire Holmby, The Churchill, The Wilshire, The Comstock ,and the Remington.

Firstly at 10433 Wilshire  a penthouse sold for $1,500,000.00. It needed renovation but has nice views with 2557 sq feet, 2 bedroom and 2 bathrooms. Additionally, the homeowners dues include amenities like pool, community room, gym , valet parking etc. Comparatively a 2 bedrooom , 3 bath sold at 10580 Wilshire with 2284 sq ft lower floor $1,600,000.

Interestingly, another larger 2 bedroom 4 bath unit in 10580 Wilshire with 3245 sq ft sold for $3,900,000. It is on an upper floor. A condo at 10776 Wilshire having 2735 sq ft with 2 bedrooms, 3 bathrooms soldfor $3,750.000.00. It is on a upper floor. Comparatively, the age of the building, upgrades, location within the building, and amenities influence the price from building to building.

Secondly a wonderful large 2 unit combination condo with 3407 sq feet , 3 bedrooms,5 bath, and a den sold. It is on a lower floor in 10551 Wilshire. It sold for $$4,895,000. The views faced Bel Air and the interiors are beautiful. Amenities include pool, gym, concierge, valet etc. The homeowner dues for this unit are double due to the combination of two units. This is is an added expense .For a homeowner leaving a large home, finding a large contemporary condo is a premium.

In additon there is a 3 bedroom 3 bath condo that sold at 10787 Wilshire . It has 1459 sq ft and sold for $995,000.00 .This condo has higher and no pool or gym. It is close walking distance to Westwood Village and UCLA. Additionally a 3 bedroom ,4 bath at 10490 Wilshire sold for $4,863,000.00. Furthermore,a $5,289,500.00 3 bedroom 4 bath condo on a high floor in The Wilshire . It has 3407 sq feet, amazing walk in closets, and decked out in luxury sold. Wilshire Corridor condominium sales March 2018 had some nice luxury condos for sale.

Lastly buying a condo on the Wilshire corridor has all the rewards of luxury living. Most buildings have a gym and pool. A few have tennis courts. Wilshire Corridor condominium sales February 2018 include 6 condominium sales. There is high demand for condominiums as interest rates remain low and there is still less inventory than demand. The Wilshire Corridor is a fabulous location to live in Los Angeles due to convenient location, security and amenities most buildings offer. Firstly, of the 6 condominiums that sold in February four were 2 bedrooms and two were 1 bedroom condos.  The two bedroom sales were in the Mirabella, Crown Towers, Blair house and Diplomat. Secondly ,the 2 bedroom condominiums that sold varied in price . The condo sold in The Mirabella for $2,050,000.00  has 2213 sq feet and was on a high floor with great views.  Similarly  a condo sold in the Blair house . Purchase price, $2,300,000.00  with 2776 sq feet on a mid floor . Additionally a condo in the Diplomat that has 2045 sq feet sold for $960,000.00 . The amenities in the buildings are similar. Lastly a condo in the Crown Towers with 1356 sq feet sold for $899,000.00. The square feet, condition of condo, age of building, location within the building etc. all have to do with value and sales price.

Thirdly, the 2 bedroom Wilshire Corridor condominium sales February 2018 include units sold in the Wilshire Regent and the Wilshire Terrace. Uniquely, the Wilshire Terrace is a co op so units sold have to be cash and approved by the board.  Likwise, The Wilshire Regent is unique for its guest suites that can accommodate a friend visiting. They vary in price from$535,000.00 for a one bedroom to $8,900,000 for a 3 bedroom. Living on the Wilshire Corridor is convenient to so many neighborhoods within Los Angeles.

The lowest price one bedroom listed was $535,000,000 and sold for $580,750,000 in the Wilshire Selby. The lowest price 3 bedroom listed at $824,000,00  sold for $899,000.00 at the Churchill Condominiums. This condo had over 1800 sq ft.  Wilshire Corridor Condo Sales July 2017 include the lowest price 2 bedroom sold at the Wilshire Regent for $825,500.00 . It had 1588 sq ft and was listed for $790,000.00 and sold over asking. You can see that many condos are currently selling over market prices. Why?

Firstly, demand for properties to purchase in Los Angeles has been very high. Inventories have been very low. The high demand and lack of inventory is causing prices to rise. As an interior designer and realtor I can assure you that the prices condominiums command has to do with having excellent interior finishes and these are in buildings that were built after 1980 . There is a range of condominium prices for 2 bedroom condos this month that sold for $524,000 to over $2,000,000.00.

Wilshire Corridor Sales July 2016 include a three bedroom condominium sold in The Wilshire condominiums which is facing South. It has 180 degree views of Century City and the ocean .The purchase price of this condominium is $2,600,000.00. Although it needed some upgrades they were primarily cosmetic. Therefore the buyer still got a good value because the decorating upgrades were optional and could be limited.

A two bedroom in the Mirabella facing South Century City views sold in 1 day for $1,675,000 with over 2000 sq ft on a mid floor with views. Compare that with the Blair house 2 bedroom and den with over 2776 sq ft for 2,3530,000 on the 20th floor. Luxury Condominiums on the Wilshire Corridor are selling. There are a lot of buyers looking on the Corridor.  In the Park Wilshire Condominiums, a 3 bedroom on the 3rd floor $1,460,000. A 3 bedroom in The Wilshire  with 2757 sq ft sold for $2,750,000 on an upper floor. In La Tour, a 3 bedroom with 3190 sq feet sold for 3,450.000.00 on an upper floor. Another Amazing 3 bedroom 5 bath, in the Remington with 3485 sq ft sold for $3,300.000.00 . A fabulous 1 bedroom 883 sq ft with views on the 20th floor of the Wilshire Regent sold for $600,000.00

Looking at lower priced condominiums that sold, there was a one bedroom not updated with 1105 sq ft for $535.000+  sold in the Wilshire Holmby. Another one bedroom in 10751 Wilshire, The Wilshire Selby, mid floor sold for 486,920.00 with 738 sq ft upgraded.Great deal.! When you are looking for an investment property, there are good possibilities.
