First, the two bedroom condos sold are in Century Towers, Park Place, Century Park East,and Le Parc. Pool, gym, tennis, and security entry are all part of Century City living. Additionally, prices vary from building to building. Secondly , the three bedroom with 5 bathrooms condo that sold this month is in the Century. The Century is one of Los Angeles luxury high rises. This condo sold for $5,970,000.00. They range in price from $659,000.00 with 853 square feet for a one bedroom-one bath condominium to $25,000.00 2 bedroom-5 bath with 5320 square feet condo. Sold Wilshire Corridor condos October 2018 include 19 sales. The Wilshire Corridor has some of Los Angeles best high-rise buildings located along a mile long strip. It is within minutes to Century City, Beverly Hills, Bel Air, UCLA, freeway access, and future Metro stops. Most condominiums along the boulevard include security. Interestingly, this month there were four 1 bedroom, eleven 2 bedroom, and four 3 bedroom condominiums sold. They vary in price, square footage, amenities, location within the building, age of the building, interior enhancements etc. If you are considering buying, selling, or leasing, contact me for expertise and assistance. The one bedrooms varied in price from $589,000.00 for 833 square feet at 10433 Wilshire to $750,000.00 for 580 square feet at 10501 Wilshire on a mid height floor. Especially relevant, is the difference in some of the above named variables to determine value.

Secondly, of the eleven 2 bedroom condos sold, several used square footage for a den. Also noteworthy, the lowest price for a 2 bedroom is $825,000.00 at 10450 Wilshire for 1080 square feet. Furthermore a condo at 865 Comstock sold for $835,000.00 for 1402 square feet . Additionally, prices on the high range were$2,750,000.00 for 10776 Wilshire with 2765 square feet. That’s about $1000.00 per square foot. This building is newer construction, 2 bedrooms and a den and very updated in a upper floor prime luxury building built in 2010.

Thirdly, of the four 3 bedroom condos sold ,the lowest priced was $1,275,000 at 10433 Wilshire . Comparatively, it has 1824 square feet and great Northern views of the hills of Bel Air. This unit is in a building that is older than some buildings that command higher prices. Furthermore, three bedroom units are always in demand. At 10660 Wilshire with 2608 square feet a condo sold for $1,719,000.00.I was the leasing agent for this unit to various clients for many years. It needed updates and commanded this high price for the premium of square footage available. Additionally this condo had great views of Century City all the way to the ocean on a clear day. At 10601 Wilshire a 3 bedroom with 3100 square feet sold for $3,625,000.00. Also, 10727 Wilshire I sold unit 1402 with 3277 square feet for $3,200,000. It has wonderful Northern views in the Remington, known for excellent service.

Wilshire Corridor condominiums sold September 2018 include 9 condos. Of the 9 condos sold two were $10,000,0000.00 and upwards. The low-end of the prices for condos sold was $449,000.00 for a one bedroom, 2 bathroom with 882 sq ft. Similarly ,a one bedroom, 2 bathrooms condo with 869 sq ft sold for $580,000.00 at 10751 Wilshire Blvd.

First, buying a condo on the Wilshire Corridor usually includes a security building. Many buildings have valet parking, concierge, pool, and gym. Depending on your needs there is something for every buyer. Additionally, you are close to everything Los Angeles has to offer. You are located between Beverly Hills, Century City, Bel Air ,major freeways ,minutes to UCLA and the soon to be completed Metro.

Additionally, a two bedroom condominium on the Wilshire Corridor sold for $1,135,000.00 with outstanding views, and all the above mentioned amenities. With 1549 sq feet, this is a good example of an average two bedroom condo that sold . Similarly, a three bedroom condo sold in the same building at 875 Comstock for $1,675,00 that has 2300 sq ft.(pictured).  In addition, a condo in 10660 Wilshire with 2 bedrooms, 3 bathrooms and 2177 s ft sold for $1,526,000.00

Thirdly, let’s review sales over $10,000,000.00.  Noteworthy, the sale at Beverly West this month. This striking two bedroom with 3 bathrooms and 2813 sq feet condominium sold is on the 15th floor. Completed in 2009, this premiere luxury high rises has everything new and elegant. It has a saltwater pool, state of the art appliances and cabinetry, common interior spaces with top designer furnishings, gym with Pilates and premium equipment, security, etc. Additionally, views from floor to ceiling windows are spectacular. Similarly, it sold for $10,000,600.00 Noteworthy, this building was built in 1992 and this unit is a 2 story with large outdoor terrace and all the amenities you expect from a luxury high rise. It is larger but an older building on the Wilshire Corridor.
