The low-end of the prices for condos sold was $449,000.00 for a one bedroom, 2 bathroom with 882 sq ft. Similarly ,a one bedroom, 2 bathrooms condo with 869 sq ft sold for $580,000.00 at 10751 Wilshire Blvd.

First, buying a condo on the Wilshire Corridor usually includes a security building. Many buildings have valet parking, concierge, pool, and gym. Depending on your needs there is something for every buyer. Additionally, you are close to everything Los Angeles has to offer. Thirdly, let’s review sales over $10,000,000.00.  Noteworthy, the sale at Beverly West this month. This striking two bedroom with 3 bathrooms and 2813 sq feet condominium sold is on the 15th floor. Completed in 2009, this premiere luxury high rises has everything new and elegant. It has a saltwater pool, state of the art appliances and cabinetry, common interior spaces with top designer furnishings, gym with Pilates and premium equipment, security, etc. Additionally, views from floor to ceiling windows are spectacular. Lastly , a penthouse sold at 10601 Wilshire with 4 bedrooms and 7 bathrooms, den, 6700 sq feet. Similarly, it sold for $10,000,600.00 Noteworthy, this building was built in 1992 and this unit is a 2 story with large outdoor terrace and all the amenities you expect from a luxury high rise. It is larger but an older building on the Wilshire Corridor.

These included 4 one bedroom,12 two bedroom, and 7 three bedroom sales.  Some buildings are Regency Wilshire, Wilshire Regent, Diplomat, Marie Antoinette,Wilshire Holmby, The Churchill, The Wilshire, The Comstock ,and the Remington.

Firstly at 10433 Wilshire  a penthouse sold for $1,500,000.00. It needed renovation but has nice views with 2557 sq feet, 2 bedroom and 2 bathrooms. Additionally, the homeowners dues include amenities like pool, community room, gym , valet parking etc. Comparatively a 2 bedrooom , 3 bath sold at 10580 Wilshire with 2284 sq ft lower floor $1,600,000.

Interestingly, another larger 2 bedroom 4 bath unit in 10580 Wilshire with 3245 sq ft sold for $3,900,000. It is on an upper floor. A condo at 10776 Wilshire having 2735 sq ft with 2 bedrooms, 3 bathrooms soldfor $3,750.000.00. It is on a upper floor. Comparatively, the age of the building, upgrades, location within the building, and amenities influence the price from building to building.

Secondly a wonderful large 2 unit combination condo with 3407 sq feet , 3 bedrooms,5 bath, and a den sold. It is on a lower floor in 10551 Wilshire. It sold for $$4,895,000. The views faced Bel Air and the interiors are beautiful. Amenities include pool, gym, concierge, valet etc. The homeowner dues for this unit are double due to the combination of two units. This is is an added expense .For a homeowner leaving a large home, finding a large contemporary condo is a premium.

In additon there is a 3 bedroom 3 bath condo that sold at 10787 Wilshire . It has 1459 sq ft and sold for $995,000.00 .This condo has higher and no pool or gym. It is close walking distance to Westwood Village and UCLA. Additionally a 3 bedroom ,4 bath at 10490 Wilshire sold for $4,863,000.00. Furthermore,a $5,289,500.00 3 bedroom 4 bath condo on a high floor in The Wilshire . It has 3407 sq feet, amazing walk in closets, and decked out in luxury sold. Firstly, of the 6 condominiums that sold in February four were 2 bedrooms and two were 1 bedroom condos.  The two bedroom sales were in the Mirabella, Crown Towers, Blair house and Diplomat. Secondly ,the 2 bedroom condominiums that sold varied in price . The condo sold in The Mirabella for $2,050,000.00  has 2213 sq feet and was on a high floor with great views.  Similarly  a condo sold in the Blair house . Purchase price, $2,300,000.00  with 2776 sq feet on a mid floor . Additionally a condo in the Diplomat that has 2045 sq feet sold for $960,000.00 . The amenities in the buildings are similar. Lastly a condo in the Crown Towers with 1356 sq feet sold for $899,000.00. The square feet, condition of condo, age of building, location within the building etc. all have to do with value and sales price.

Thirdly, the 2 bedroom Wilshire Corridor condominium sales February 2018 include units sold in the Wilshire Regent and the Wilshire Terrace. Wilshire Corridor Sales August 2016 include approximately 19 sales. There were several one bedroom condos sold in the low $500,000-$537,500 range in buildings like The Wilshire Manning,(1236 sq ft), Wilshire Selby (853 +860 sq ft), and The Churchill(1035 sq ft)f.  In the higher $4 million price range there were two sales in the Carlyle at 10776 Wilshire Blvd. Average Prices for 2700-3100 square feet in better buildings varied from just under 2 million to over 3 million depending on the building the units were located in.

There is still a shortage of listings under $800,000,000 and we continue to see listings sell and demand high due to low interest rates and desire for home ownership.  One of the better buys for a studio with 653 sq feet is in the Wilshire Regent pictured below . It sold $495,000,000. It is a very well designed small unit with terrific views in a building that has many amenities including 24 hour security, valet parking, gym, pool, guest suites etc.  Another great buy this month was the Penthouse in the Churchill that sold for $740,000. and needed cosmetic work. The Wilshire Corridor remains a central location in Los Angeles to live in. There continue to be more buyers than inventory as noted in my previous blog posts. There are over 42 different buildings to choose from.

Inventories are lower on the Wilshire Corridor January 2016. The start to a New Year. But there are many buyers looking and as the month of January progressed buyers are out in large numbers looking to take advantage of low interest rates and preparing their financing to acquire property. .Wilshire Corrirdor sales January 2016 include 2 different condominiums sold in the 2000 square foot range, both needed updating, both were on lower floors but a distinct difference was homeowners dues. One building was in the $1,600.00 range monthly, and the other building was over $2,700.00 All amenities were not equivalent but one must consider the HOA dues when buying a condominium on the Wilshire Corridor and what they include. The Wilshire Terrace has seen many sales lately. The building offers wonderful large terraces and large floor plans with many amenities but the building is a Coop and as such offers are only taken in cash and must be board approved. In addition the HOA runs higher than some buildings but offers many unique services like a hair salon. Another 4 million dollar condominium in the Carlyle is part of Wilshire Corridor sales January 2016  .Wilshire Corridor sales in January 2016 were less than most months  but due mostly to  typically lower sales in January than other months. The year is sure to see active sales. There were several 2 bedroom Wilshire Corridor sales January 2016 in the 685,000-$850,000+ range in buildings like the Westford and Westholme Condominiums.
