In October 2016 there were 2 one bedroom condominiums sold for $465,000.00 and $507,000.00. Both were under 1000 square feet. Amenities in the Wilshire Selby West and Crown Towers differ as does location, square footage and upgrades in the units.
7 two bedroom condominiums sold ranging from $484,000.00 to $2,750,000.00 . The Grand condominiums had 2 two bedroom units that sold. They couldn’t be more different! One had been updated, the other had not been. The updated unit sold for $940,000.00 1722 sq ft facing South . with 72 days on the market. The other condominium sold for $938,000.00 with 1940 sq ft has Northwest and green views. It was on the market 127 days . A two bedroom condominium at The Wilshire Selby sold for $484,000 ! It has 964 sq ft.

One of the two bedroom Wilshire Corridor condominium sales October 2016 was in The Wilshire. This is a two story 24th floor condominium that sold for $1,865,000. Along with exceptional views, it is unusual to have a two story unit. It has 2397 sq feet with direct access private entry from the elevator. A two bedroom in the Blair House at 10490 Wilshire with 2776 sq feet sold for $2,348,000.00. The Remington at 10727 Wilshire. had a 2 bedroom sale with 2929 sq feet. The sales price was $2,759,000.00. Each of these buildings has different amenities to offer and accounts for some of the differences in prices.
The 3 bedroom condos sold in October 2016 include a penthouse at 10433 Wilshire .The penthouse has updated sleek European white kitchen .(see pictures) .Wood floors throughout , Toto bathrooms,and amazing views of Bel Air from the living room . The other 3 bedroom condo that sold was in the Park Wilshire at 10724 Wilshire for $1,291,875.00 has 2746 sq ft .

There were 3 one bedroom Wilshire Corridor condominium sales December 2016. They include the Wilshire Regent, The Wilshire Holmby, and the Churchill condominium. The Wilshire Regent one bedroom, one bath condo at 10501 Wilshire was on a mid floor with 784 sq feet ,wood floors, views and sold for $450,000.00 . The Churchill one bedroom ,one bath condo sold for $560,000.00 with beautiful wood floors, updated kitchen, mid floor views and 1080 sq feet. A one bedroom with two bathrooms located in The Wilshire Holmby has 1036 sq ft and sold for $535,000.00 .It needed some updating.
Five 2 bedroom condominiums sold on the Wilshire Corridor in December 2016. They included two in the Wilshire Regent, the Wilshire Regency, the Wilshire House, and The Carlyle.
Two different two bedroom condos sold in the Wilshire Regent . Both were on high floors with equal square footage of 1387 sq feet. The condo on the 23 floor sold for $860,000 . It wasn’t remodeled . The other unit which was several floors lower sold for $1,010.000 . It had excellent upgrades. The sales price reflected it.
In the Wilshire House a 2036 sq foot two bedroom with two and half bath condo sold on a low floor for $1,425,000.00 . It needed some remodeling work. A beautiful two bedroom with three bathrooms and den, 2735 square feet condo in The Carlyle sold for $3,200,000.00. Located on a high floor with views creates more value. There is a beautiful 2 bedroom condo in 10551 Wilshire, The Wilshire Regency. It is a 2 bedroom with den that has wood floors, and nicely remodeled kitchen and baths.Located on a mid floor it has amazing views.(see below)
There were several 3 bedroom condominiums that sold and they were all in the Westholme building. An interesting comparison. A two story 3 bedroom condo sold on the 3rd floor that had treetop views and designer interiors. It sold for $880,000.00 and is 2355 sq feet. A two story condo sold in the building with 2038 sq feet, on a the eighth, for $985,000.00. This unit needed some work. 10590 Wilshire Blvd, The Westholme, has a third three bedroom unit with 2355 sq feet that sold for $1,290,000.00 on a high floor and had some updates.

Holmby Hills proposed HPOZ terminated on Sept 30, 2016 .
In a letter from Paul Koretz , Council Member to the 5th District for the Holmby Westwood Community, Mr. Koretz announced his reasoning in making this decision .Mr Koretz stated in the letter ,”I have listened and met with all sides and points of view and my office has attended numerous community meetings regarding this issue. The common theme with the Holmby Westwood Community is a strong desire to protect the neighborhood. It is also clear, however, that the proposed HPOZ is not the type of protection a majority of the community is seeking. “ The letter goes on to elaborate this decision further.
At a time when people feel their voice is often unheard by their politicians ,many Holmby Westwood residents feel the voice the majority expressed was heard!. Paul Koretz took a bold move and reversed a proposed HPOZ when he determined the majority of homeowners did not want a HPOZ in this neighborhood. Discussions within the community continue. The entire HPOZ proposal can be viewed online.
Paul Koretz office had to give great consideration to the many voices and differing opinions in the neighborhood. After much thought and communication within the community the office decided it had to redirect their efforts within the community.
Many Los Angeles proposed HPOZ’s continue to be met with opposition and mixed views. Communities like Carthay Circle and Miracle Mile as well as Venice . have proposed HPOZ’s.(http://www.preservation.lacity.org/hpoz ) Many neighborhoods have adopted HPOZ’s and are happy with them. I have received several calls from residents of different districts wanting to understand more about the issues faced by Holmby Westwood and how they garnered support to stop HPOZ in the Holmby Westwood neighborhood. Presently the ICO and BMO are in place. The ICO is set to expire in March of 2017. The BMO is in place.What is ICO and HPOZ ? More discussion within the community about what kind of changes they hope to see and what neighbors can do within communities to improve their voice is the result of the HPOZ process . Home buyers in Los Angeles need to know more about these Ordinances in communities that are affected.
What does this all mean for the neighborhood? Holmby Hills proposed HPOZ terminated will pave the way to new discussion about how to maintain the character and quality of a neighborhood as developers seek to maximize square footage and remodel and build within the community. Many believe it will help property values continue to rise in keeping with the economy as potential to remodel homes that come on the market is now less restricted.
Holmby Hills continues to be one of the most sought after communities to live in Westwood. Great schools, proximity to all Los Angeles has to offer, parks, places of worship close by and charming streets make this a highly desirable community to live in. Beverly Hills is within minutes as is Century City and freeway access. Holmby Hills is neighbor to Bel Air and UCLA. Property values continue to rise. Many older homes are coming on the market and the lift of some restrictions to build and remodel will bring more change to the neighborhood. Many in the community want to revitalize Westwood Village . A two bedroom in the Mirabella facing South Century City views sold in 1 day for $1,675,000 with over 2000 sq ft on a mid floor with views. Compare that with the Blair house 2 bedroom and den with over 2776 sq ft for 2,3530,000 on the 20th floor. Luxury Condominiums on the Wilshire Corridor are selling. There are a lot of buyers looking on the Corridor. In the Park Wilshire Condominiums, a 3 bedroom on the 3rd floor $1,460,000. A 3 bedroom in The Wilshire with 2757 sq ft sold for $2,750,000 on an upper floor. In La Tour, a 3 bedroom with 3190 sq feet sold for 3,450.000.00 on an upper floor. Two condominiums with similar square footage over 2500 square feet, each having 4 bedrooms(a premium on the Wilshire Corridor)sold in the same building, the Wilshire, but with varying prices. A similar situation in the Churchill with two one bedroom units selling that had been updated but one had an extra bathroom selling in the $500,000 range and $630,000. A beautiful $4,120,000 3 bedroom on an upper floor with just under 4000 square feet in the Blair house was sold as was a two bedroom in 10560 Wilshire for just over one million. A two bedroom on a high mid floor sold for just under a million in the Diplomat. Inventories are lower on the Wilshire Corridor January 2016. The start to a New Year. But there are many buyers looking and as the month of January progressed buyers are out in large numbers looking to take advantage of low interest rates and preparing their financing to acquire property. .Wilshire Corrirdor sales January 2016 include 2 different condominiums sold in the 2000 square foot range, both needed updating, both were on lower floors but a distinct difference was homeowners dues. One building was in the $1,600.00 range monthly, and the other building was over $2,700.00 All amenities were not equivalent but one must consider the HOA dues when buying a condominium on the Wilshire Corridor and what they include. The Wilshire Terrace has seen many sales lately. The building offers wonderful large terraces and large floor plans with many amenities but the building is a Coop and as such offers are only taken in cash and must be board approved. In addition the HOA runs higher than some buildings but offers many unique services like a hair salon. Another 4 million dollar condominium in the Carlyle is part of Wilshire Corridor sales January 2016 .Wilshire Corridor sales in January 2016 were less than most months but due mostly to typically lower sales in January than other months.
