Most Important, the  condos vary in price, size, location, location within building, updates, homeowner dues, amenities, etc.  Living on the Wilshire Corridor is a perfect location to live in Los Angeles due to the close proximity to surrounding communities. You can be to Beverly Hills within 5 minutes, Century City, UCLA etc. The many amenities most buildings offer are an added bonus. Homeowner dues can vary from building to building.

This building has utilities that are included views and upgrades.  A 2 bedroom with 1649 sq feet  in 10701 Wilshire sold for 1,049,000.00. Similarly, a two bedroom with 1649 sq feet at 10445 Wilshire on an upper floor sold for $1,295,000. Located at 10535 Wilshire Blvd a 2 bedroom condo with 1646 square feet sold for  $1,070,000.00. 10480 Wilshire, 2 bedroom/3 bath sold for $1,275,000.99 with 1682 square feet. As you can see , prices vary with similar square footage due to factors listed above.

Secondly , 3 bedroom condominiums vary in price. Some of the ones that sold include 10776 Wilshire for $3,391,112.00 or 10787 Wilshire with 1459 square feet

feet for $3,669,000.00. Similarly 10380 Wilshire condo with 3 bedrooms/4 baths and 2143 square feet sold for $3,900,000.. A double unit in 875 Comstock with 3 bedrooms/4 bath and 2900 square  feet sold for $2,547,000.00.

Wilshire Corridor condominium sales February 2018 include 6 condominium sales. There is high demand for condominiums as interest rates remain low and there is still less inventory than demand. The Wilshire Corridor is a fabulous location to live in Los Angeles due to convenient location, security and amenities most buildings offer. If you are looking for a condominium to buy ,sell or lease on the Corridor, you’ve come to the right place.

Firstly, of the 6 condominiums that sold in February four were 2 bedrooms and two were 1 bedroom condos.  The two bedroom sales were in the Mirabella, Crown Towers, Blair house and Diplomat. Secondly ,the 2 bedroom condominiums that sold varied in price . The condo sold in The Mirabella for $2,050,000.00  has 2213 sq feet and was on a high floor with great views.  Similarly  a condo sold in the Blair house . Purchase price, $2,300,000.00  with 2776 sq feet on a mid floor . Additionally a condo in the Diplomat that has 2045 sq feet sold for $960,000.00 . The amenities in the buildings are similar. Lastly a condo in the Crown Towers with 1356 sq feet sold for $899,000.00. The square feet, condition of condo, age of building, location within the building etc. all have to do with value and sales price.

Thirdly, the 2 bedroom Wilshire Corridor condominium sales February 2018 include units sold in the Wilshire Regent and the Wilshire Terrace. Uniquely, the Wilshire Terrace is a co op so units sold have to be cash and approved by the board.  Likwise, The Wilshire Regent is unique for its guest suites that can accommodate a friend visiting. This building also has some offices that allow you to work and live in the building. In addition it has a beautiful pool, and gym, concierge, etc.

Wilshire Corridor condominium sales August 2017 include 14 sales. This includes one 1 bedroom, eleven 2 bedroom and two 3 bedroom condos sold. Interestingly, the lowest price condo that sold is in the Wilshire Selby. It is a 2 bedroom with 971 sq ft and sold for $550,000.00. Additionally this building has fewer amenities than some other buildings.

Interestingly, a 1 bedroom 2 bath condo sold $595,000.00. Located in the Wilshire Regent it has just over 1000 sq ft ,Northern exposure and needed remodeling. This building has a pool, gym, community room, concierge, valet parking, etc. As a result of these amenities it received a higher price than the other one bedroom.

Noteworthy, the condo that sold in Ten Five Sixty with two bedrooms and three bathrooms sold for $2,471,000.00 It has 2810 sq ft and spectacular views facing South. Another two bedroom condominium that sold is in The Diplomat . It has 2045 sq feet and sold for $1,399,000.00 . Similarly a two bedroom in The Wilshire Regent sold for $820,000.00. It has 1,182 sq ft on a higher floor with views, renovation and full amenities.

Hence, you can see prices vary in each building due to amenities, size, condition, view, HOA etc. Depending on the features, you will see price differences in price reflected. As a result, price per square foot sold varies . A year ago the prices were lower .Clearly prices continue to move up.

In addition to the 1 and 2 bedrooms that sold, several 3 bedroom condominiums sold . One condos in La Tour has 3190 sq ft and sold for $4,295,000.00. This condo has full service amenities and large windows and balconies. Furthermore, a condo that has 3 bedrooms 3 Baths and 1,808 sq ft sold in The Dorchester for $1,000,000.00 . Similarly both had 3 bedrooms but different sales prices. As an agent, I am able to share with you the differences between the buildings and values. Wilshire Corridor Condo Sales July 2017 demonstrate demand is high. Sales include 17 condominiums sold.  There are 3 one bedroom, 9 two bedroom, 4 three bedroom and 1 four bedroom that sold. They vary in price from$535,000.00 for a one bedroom to $8,900,000 for a 3 bedroom. Living on the Wilshire Corridor is convenient to so many neighborhoods within Los Angeles.

The lowest price one bedroom listed was $535,000,000 and sold for $580,750,000 in the Wilshire Selby. The lowest price 3 bedroom listed at $824,000,00  sold for $899,000.00 at the Churchill Condominiums. This condo had over 1800 sq ft.  Wilshire Corridor Condo Sales July 2017 include the lowest price 2 bedroom sold at the Wilshire Regent for $825,500.00 . It had 1588 sq ft and was listed for $790,000.00 and sold over asking. You can see that many condos are currently selling over market prices. Why?

Firstly, demand for properties to purchase in Los Angeles has been very high. Inventories have been very low. The high demand and lack of inventory is causing prices to rise. Living close to UCLA, Beverly Hills, and central to all communities in Los Angeles is one of the reasons the area is so popular.

Secondly, the buildings usually offer amenities like security, valet , concierge, pool, gym, community room,tennis etc. Some of the buildings include various utilities. For active lifestyles having a condo on the Wilshire Corridor makes house maintenance simpler. When you are busy it is wonderful to have conveniences on hand.

Thirdly, Schools are very good in the area. 10747 Wilshire 1004 condominium sold over asking. It was listed on the market for $535,000. This listing sold very quickly with more than 9 multiple offers. Selling price was over $580,000.00 . This condo sold way over asking due to  high demand.

Professionals like to live in the area due to amenities the Wilshire Corridor buildings have to offer. Employees of UCLA, and UCLA hospital, businesses located in the area are all potential buyers of condominiums in Westwood. Families that want to be in a good school district  like to  purchase condominiums in Westwood. Parking, Valet, Security, and close proximity to so many places make Westwood an ideal location to buy a condominium.

Many students at UCLA looking for housing like to buy condominiums in the area. With average rent costing $3900 monthly for a one or two bedroom , the annual cost of $49,360.00 can often be utilized towards ownership of property. Sometimes utilities are included in this average review of the cost of housing for a UCLA student.

The $20,000,000.00 penthouse I featured last month is still on the market and just under that is the $8,900,000.00 3 bedroom 4 bath condo with 5,280 sq ft pictured below.

Firstly, one of my favorite condos for sale on the Wilshire Corridor this month is the penthouse for $1,899,000.00 . It is a 2 bedroom ,3 bath, 2283 sq. feet with spectacular views of Los Angeles. There were two 2 bedroom condominiums that sold in Ten Five Sixty . This condominium building on the Wilshire Corridor has amenities pool, gym, concierge, valet,etc. One condo was on the 8th floor with 1935 sq feet selling for $1,498,000. The other unit was on the 14th floor with 2152 sq feet selling for $1,595,000.  Square foot price varies between $741. and $774. Both of these condominiums had been updated.

Wilshire Corridor Condominium Sales October 2016 include 11 condominium sales. I’d like to tell you about some of those sales so you have a better understanding of the sales on the Wilshire Corridor. Of the 11 sales noted, 2 are 1 bedroom, 7 are 2 bedrooms, 2 are 3 bedrooms. Prices vary based on size, sq ft, bedrooms, views, floor, exposure, updating, amenities in building, age of building etc. I have many video’s about the buildings along the Wilshire Corridor that are very informative and can be accessed through my website https://www.caronschwartz.com

In October 2016 there were 2 one bedroom condominiums sold for $465,000.00 and $507,000.00. Both were under 1000 square feet. Amenities in the Wilshire Selby West and Crown Towers differ as does location, square footage and upgrades in the units.

7 two bedroom condominiums sold ranging from $484,000.00 to $2,750,000.00  . The Grand condominiums had 2 two bedroom units that sold. They couldn’t be more different! One had been updated, the other had not been. The updated unit sold for $940,000.00 1722 sq ft facing South . with 72 days on the market. The other condominium sold for $938,000.00 with 1940 sq ft has Northwest and green views. It was on the market 127 days . A two bedroom condominium  at  The Wilshire Selby sold for $484,000 ! It has 964 sq ft.

Buying a condominium on the Wilshire Corridor requires expertise to analyze the units. I am familiar with all the buildings which helps you compare values.

One of the two bedroom Wilshire Corridor condominium sales October 2016 was in The Wilshire. This is a two story 24th floor condominium that sold for $1,865,000. Along with exceptional views, it is unusual to have a two story unit. It has 2397 sq feet with direct access private entry from the elevator.  A two bedroom in the Blair House at 10490 Wilshire with 2776 sq feet sold for $2,348,000.00. The Remington at 10727 Wilshire.  had a 2 bedroom sale with 2929 sq feet. The sales price was $2,759,000.00. Each of these buildings has different amenities to offer and accounts for some of the differences in prices.

The other 3 bedroom condo that sold was in the Park Wilshire at 10724 Wilshire for $1,291,875.00 has 2746 sq ft .

  The Wilshire Corridor Condominium Sales December 2016 include 11 sales. This includes three one bedroom, five two bedroom, and three three bedroom condominiums sold . Approximately 157 Condominiums on the Wilshire Corridor were sold in 2016.

 I provide information about the buildings and sales to help you understand value. The Wilshire Corridor continues to be a favored destination for luxury condominiums that are close to Beverly Hills, Century City, Westwood Village, and UCLA

There were 3 one bedroom Wilshire Corridor condominium sales December 2016. They include the Wilshire Regent, The Wilshire Holmby, and the Churchill condominium. The Wilshire Regent one bedroom, one bath condo at 10501 Wilshire was on a mid floor with 784 sq feet ,wood floors, views and sold for $450,000.00 . The Churchill one bedroom ,one bath condo sold for $560,000.00 with beautiful wood floors, updated kitchen, mid floor views and 1080 sq feet. A one bedroom with two bathrooms located in The Wilshire Holmby  has 1036 sq ft  and sold for $535,000.00 .It needed some updating.

Five 2 bedroom condominiums sold on the Wilshire Corridor in December 2016. They included two in the Wilshire Regent, the Wilshire Regency, the Wilshire House, and  The Carlyle.

 Two different two bedroom condos sold in the Wilshire Regent . Both were on high floors with equal square footage of 1387 sq feet.  The condo on the 23 floor sold for $860,000 . It wasn’t remodeled . The other unit which was several floors lower sold for $1,010.000 . It had excellent upgrades. The sales price reflected it.

  In the Wilshire House a 2036 sq foot two bedroom with two and half bath condo sold on a low floor for $1,425,000.00 . It needed some remodeling work. A beautiful two bedroom with three bathrooms and den, 2735 square feet condo in The Carlyle sold for $3,200,000.00. Located on a high floor with views creates more value. There is a beautiful 2 bedroom condo in 10551 Wilshire, The Wilshire Regency. It is a 2 bedroom with den that has wood floors, and nicely remodeled kitchen and baths.Located on a mid floor it has amazing views.(see below)

There were several 3 bedroom condominiums that sold and they were all in the Westholme building. An interesting comparison. A two story 3 bedroom condo sold on the 3rd floor that had treetop views and designer interiors. It sold for $880,000.00 and is 2355 sq feet.   A two story condo sold in the building with 2038 sq feet, on a the eighth, for $985,000.00. This unit needed some work.  10590 Wilshire Blvd, The Westholme, has a third three bedroom unit with 2355 sq feet that sold for $1,290,000.00 on a high floor and had some updates.
