Wilshire Corridor condominium sales August 2017 include 14 sales. This includes one 1 bedroom, eleven 2 bedroom and two 3 bedroom condos sold. Interestingly, the lowest price condo that sold is in the Wilshire Selby. It is a 2 bedroom with 971 sq ft and sold for $550,000.00. Additionally this building has fewer amenities than some other buildings.

Interestingly, a 1 bedroom 2 bath condo sold $595,000.00. Located in the Wilshire Regent it has just over 1000 sq ft ,Northern exposure and needed remodeling. This building has a pool, gym, community room, concierge, valet parking, etc. As a result of these amenities it received a higher price than the other one bedroom.

Noteworthy, the condo that sold in Ten Five Sixty with two bedrooms and three bathrooms sold for $2,471,000.00 It has 2810 sq ft and spectacular views facing South. Another two bedroom condominium that sold is in The Diplomat . It has 2045 sq feet and sold for $1,399,000.00 . Similarly a two bedroom in The Wilshire Regent sold for $820,000.00. It has 1,182 sq ft on a higher floor with views, renovation and full amenities.

Hence, you can see prices vary in each building due to amenities, size, condition, view, HOA etc. Depending on the features, you will see price differences in price reflected. As a result, price per square foot sold varies . A year ago the prices were lower .Clearly prices continue to move up.

In addition to the 1 and 2 bedrooms that sold, several 3 bedroom condominiums sold . One condos in La Tour has 3190 sq ft and sold for $4,295,000.00. This condo has full service amenities and large windows and balconies. Furthermore, a condo that has 3 bedrooms 3 Baths and 1,808 sq ft sold in The Dorchester for $1,000,000.00 . Similarly both had 3 bedrooms but different sales prices. As an agent, I am able to share with you the differences between the buildings and values. Wilshire Corridor Condominium Sales October 2016 include 11 condominium sales. I’d like to tell you about some of those sales so you have a better understanding of the sales on the Wilshire Corridor. Of the 11 sales noted, 2 are 1 bedroom, 7 are 2 bedrooms, 2 are 3 bedrooms. Prices vary based on size, sq ft, bedrooms, views, floor, exposure, updating, amenities in building, age of building etc. I have many video’s about the buildings along the Wilshire Corridor that are very informative and can be accessed through my website https://www.caronschwartz.com

In October 2016 there were 2 one bedroom condominiums sold for $465,000.00 and $507,000.00. Both were under 1000 square feet. Amenities in the Wilshire Selby West and Crown Towers differ as does location, square footage and upgrades in the units.

7 two bedroom condominiums sold ranging from $484,000.00 to $2,750,000.00  . The Grand condominiums had 2 two bedroom units that sold. They couldn’t be more different! One had been updated, the other had not been. The updated unit sold for $940,000.00 1722 sq ft facing South . with 72 days on the market. The other condominium sold for $938,000.00 with 1940 sq ft has Northwest and green views. It was on the market 127 days . A two bedroom condominium  at  The Wilshire Selby sold for $484,000 ! It has 964 sq ft.

One of the two bedroom Wilshire Corridor condominium sales October 2016 was in The Wilshire. This is a two story 24th floor condominium that sold for $1,865,000. Along with exceptional views, it is unusual to have a two story unit. It has 2397 sq feet with direct access private entry from the elevator.  A two bedroom in the Blair House at 10490 Wilshire with 2776 sq feet sold for $2,348,000.00. The Remington at 10727 Wilshire.  had a 2 bedroom sale with 2929 sq feet. The sales price was $2,759,000.00. Each of these buildings has different amenities to offer and accounts for some of the differences in prices.

The 3 bedroom condos sold in October 2016 include a penthouse at 10433 Wilshire .The penthouse has updated sleek European white kitchen .(see pictures) .Wood floors throughout , Toto bathrooms,and amazing views of Bel Air from the living room . The other 3 bedroom condo that sold was in the Park Wilshire at 10724 Wilshire for $1,291,875.00 has 2746 sq ft .

Wilshire Corridor Condominium Sales November 2016 include 19 sales . There were several 1 bedroom condominiums sold . A contemporary 1 bedroom with 538 sq feet sold on a high floor in the Wilshire Regent at 10501 Wilshire for $530,000.00. This building has utilities included in HOA fees running approximately $600.00+. Low for the Wilshire Corridor  . Several units sold in the Wilshire Comstock . A one bedroom condominium sold for $686,500.00 with 1200+ sq feet and was updated.  Other sales were in The Dorchester, The Blair House, The Wilshire etc.
A two bedroom at 10590 Wilshire located on the 10th floor in The Westholme , updated and over 2200 sq feet sold for $1,288,000.00. A2 bedroom with den and over 2400 sq feet sold for $2,200,000.00 in the Wilshire House.

Wilshire Corridor Condominium Sales November 2016 include three bedroom condominiums, always in high demand, sold in various buildings.

Several condos in The Carlyle at 10776 Wilshire sold with 3 bedrooms. The higher the floor the higher the sales price. This month in the Carlyle condominiums, a three bedroom with 5 bathrooms and 5013 square feet sold for $7,750,000.00 . In the Carlyle, a 3 bedroom ,5 bath unit with 3407 sq feet sold for $4,000,000.00 furnished. It included a maids unit with the sale.

Wilshire Corridor Condominium Sales November 2016 included a sale in 10380 Wilshire, La Tour . This 3 bedroom sold for $2,487,000.00 with South facing views on the 3d floor and over 3000 sq ft. In The Churchill, the lowest price 3 bedroom with a 3rd bedroom converted to a den,  sold for $850,000.00 on a mid floor. It needed updating and had over 1700 sq feet.  in the same building  unit 9J,  originally a 3 bedroom unit ,sold for $925,000 with over 2000 sq ft . With remodeling this will be a lovely unit and great value on the Wilshire Corridor. In 10520 Wilshire, the Dorchester, a 3 bedroom sold for $999,000 with over 2000 sq ft. In the Wilshire Terrace which is the only co-op on the Wilshire Corridor a 4500 sq ft apartment sold for $3.2 million. The Wilshire Terrace has unique large outdoor terraces for entertaining.

 Close access to all that Westwood, Beverly Hills UCLA,and Century City have to offer makes the Wilshire Corridor an excellent location to live in Los Angeles.   The Wilshire Corridor Condominium Sales December 2016 include 11 sales. This includes three one bedroom, five two bedroom, and three three bedroom condominiums sold . Approximately 157 Condominiums on the Wilshire Corridor were sold in 2016.

 I provide information about the buildings and sales to help you understand value. The Wilshire Corridor continues to be a favored destination for luxury condominiums that are close to Beverly Hills, Century City, Westwood Village, and UCLA

There were 3 one bedroom Wilshire Corridor condominium sales December 2016. They include the Wilshire Regent, The Wilshire Holmby, and the Churchill condominium. The Wilshire Regent one bedroom, one bath condo at 10501 Wilshire was on a mid floor with 784 sq feet ,wood floors, views and sold for $450,000.00 . The Churchill one bedroom ,one bath condo sold for $560,000.00 with beautiful wood floors, updated kitchen, mid floor views and 1080 sq feet. A one bedroom with two bathrooms located in The Wilshire Holmby  has 1036 sq ft  and sold for $535,000.00 .It needed some updating.

Five 2 bedroom condominiums sold on the Wilshire Corridor in December 2016. They included two in the Wilshire Regent, the Wilshire Regency, the Wilshire House, and  The Carlyle.

 Two different two bedroom condos sold in the Wilshire Regent . Both were on high floors with equal square footage of 1387 sq feet.  The condo on the 23 floor sold for $860,000 . It wasn’t remodeled . The other unit which was several floors lower sold for $1,010.000 . It had excellent upgrades. The sales price reflected it.

  In the Wilshire House a 2036 sq foot two bedroom with two and half bath condo sold on a low floor for $1,425,000.00 . It needed some remodeling work. A beautiful two bedroom with three bathrooms and den, 2735 square feet condo in The Carlyle sold for $3,200,000.00. Located on a high floor with views creates more value. There is a beautiful 2 bedroom condo in 10551 Wilshire, The Wilshire Regency. It is a 2 bedroom with den that has wood floors, and nicely remodeled kitchen and baths.Located on a mid floor it has amazing views.(see below)

There were several 3 bedroom condominiums that sold and they were all in the Westholme building. An interesting comparison. A two story 3 bedroom condo sold on the 3rd floor that had treetop views and designer interiors. It sold for $880,000.00 and is 2355 sq feet.   A two story condo sold in the building with 2038 sq feet, on a the eighth, for $985,000.00. This unit needed some work.  10590 Wilshire Blvd, The Westholme, has a third three bedroom unit with 2355 sq feet that sold for $1,290,000.00 on a high floor and had some updates.

Wilshire Corridor Sales June 2016 include 15 condominiums sold. 2 bedroom condominiums sold average between $800,000 and $1,20,000 this month although in newer buildings you can find them selling for several million. Typical square foot prices for condominiums on the Wilshire Corridor vary this month between $482.00-$789.00 .  The majority of Wilshire Corridor Sales June 2016 are 2 bedroom condominiums that sold . The buildings vary in age, view, amenities, remodeling, upgrades, size and location within building. There is a shortage of 2 bedroom condominiums available in the $550,000-$700,000 range currently. UCLA students looking for condominiums to purchase in Westwood have a limited selection . The Wilshire Corridor and surrounding Westwood streets are the perfect location for students seeking UCLA housing due to close proximity to everything. A two bedroom in the Mirabella facing South Century City views sold in 1 day for $1,675,000 with over 2000 sq ft on a mid floor with views. Compare that with the Blair house 2 bedroom and den with over 2776 sq ft for 2,3530,000 on the 20th floor. Luxury Condominiums on the Wilshire Corridor are selling. There are a lot of buyers looking on the Corridor.  In the Park Wilshire Condominiums, a 3 bedroom on the 3rd floor $1,460,000. A 3 bedroom in The Wilshire  with 2757 sq ft sold for $2,750,000 on an upper floor. In La Tour, a 3 bedroom with 3190 sq feet sold for 3,450.000.00 on an upper floor. Another Amazing 3 bedroom 5 bath, in the Remington with 3485 sq ft sold for $3,300.000.00 . A fabulous 1 bedroom 883 sq ft with views on the 20th floor of the Wilshire Regent sold for $600,000.00

Looking at lower priced condominiums that sold, there was a one bedroom not updated with 1105 sq ft for $535.000+  sold in the Wilshire Holmby. Another one bedroom in 10751 Wilshire, The Wilshire Selby, mid floor sold for 486,920.00 with 738 sq ft upgraded.Great deal.! When you are looking for an investment property, there are good possibilities.

Two condominiums with similar square footage over 2500 square feet, each having 4 bedrooms(a premium on the Wilshire Corridor)sold in the same building, the Wilshire, but with varying prices. A similar situation in the Churchill with two one bedroom units selling that had been updated but one had an extra bathroom selling in the $500,000 range and $630,000. A beautiful  $4,120,000 3 bedroom on an upper floor with just under 4000 square feet in the Blair house was sold as was a two bedroom in 10560 Wilshire for just over one million. A two bedroom on a high mid floor sold for just under a million in the Diplomat.  A two story , 2 bedroom condominium in the Wilshire Thayer including winding staircase sold for over 1 million with over 2000 sq ft.The Wilshire Corridor offers many price ranges to choose from.
