There are several sub neighborhoods within Westwood. There is Little Holmby,  Holmby Hills, West Hills, (Warner Ave Elementary)Comstock Hills  which is East of Beverly Glen. The area South of Wilshire between Beverly Glen and Veteran bordered by Santa Monica Blvd (Fairburn Elementary School). You have the neighborhood to the East of Westwood Blvd and Sepulveda. There are the homes South of Santa Monica Blvd to Pico which span E of Beverly Glen to Sepulveda. There are great schools that are the foundation of the community along with parks, restaurants, theaters, places of worship, shops etc. Westwood real estate is changing around Westood Charter Elementary and the homes that surround it are also where new home construction and remodeling are occuring.

With interest rates low there is a lot of new construction. To the North of Wilshire there is an ICO and Possible HPOZ (see previous articles I have written) To the South of Wilshire all around the Fairburn School district there are many new homes being built. There is no restriction to build new homes and remodel.Prices of tear down houses are around $1, 400,000.00 and they are being replaced or renovated with homes that are anywhere from 2 million to 5 million. Because the neighborhood is so central to all Los Angeles has to offer and the great schools there are families looking to move into the neighborhood embracing construction with all the latest finishes. Cesar stone counters, wide wood plank floors, walk in closets, kitchens with family rooms integrated and open floor plans opening to backyards for outdoor living are just a few of the features you will see in the newer homes. New homes often include screening rooms, large garages, top of the line materials, maximum use of space.

Westwood real estate is changing. There will continue to be more remodeling and construction . Demand is high in the area, interest rates are currently low for builders to get money to remodel and build new homes as the area to continues to meet demand.

Venice looks to adopt Mansionization rules

Another area of Los Angeles looks to adopt Mansionization rules. Venice California is a community that is so mixed with older homes, new architectural homes, small condo developments, large condominium developments, and houseboats. This community is a buzz with what to do with the building going on and the changes that could further affect the neighborhoods. While Westwood, 15 neighborhoods are under ICO with varied regulations. Holmby Hills is well underway in establishing a HPOZ. While the neighborhood has been notified, a committee is well into the planning that will soon be proposed for this neighborhood. The city officials state “Establishing an HPOZ for the area would help to further protect the historic buildings and guide change in the neighborhood. The City of Los Angeles Department of City Planning is currently conducting outreach in the development of the preservation plan.” Homeowners have concerns that they won’t have a voice in the rules the committee proposes but we will have to wait to see what is proposed in the coming months. Venice looks to adopt mansionization rules as the city allows more builders to overlook rules that have helped set in place maintaining some of the original character of the neighborhoods. It is precisely because of this mix of the new and old that gives Venice its charm. The increase in population in an already dense community will definitely continue to affect the neighborhood both good and bad.

Venice on the other hand is hearing strong reactions. Petitions are posted online, meetings are being held as the character of the neighborhoods in Venice continue to dramatically change. Venice.  There was to be “long range conservation, use and management of the natural, scenic, cultural, recreational and man made resources of the coastal zone adopted in the plan Section 30002. With prices on Abbot Kinney in the $9-10 per square foot commercial leases, Architectural homes , and more three story buildings being built along with condominium developments, the face of Venice is rapidly changing. In March of 2015 The City Council began to curb the proliferation of Mansionization in Los Angeles. The Planning department began to revise citywide rules (BMO) Baseline Mansionization Ordinance, which detail the amount of residential floor area that can be developed on a single family lot.The council approved immediate but temporary restrictions within certain neighborhoods in Los Angeles including Holmby Hills,Venice East of Lincoln Blvd , parts of Kentwood in Westchester, and Mar Vista to name a few. Considerations are being made to extend the ICO. In Question is the Specific plan and the interpretation of the small lot Subdivision Ordinance. Currently more units area being allowed on lots than the Specific Plan allows not considering enough parking. Very large buildings are being constructed which many find out of scale with the neighborhood.The community has very little time to appeal decisions of the Planning department. On Monday, April 18, 2016 there was an ‘invitation only’ meeting that did not reflect the diversity of the Venice community. There continue to be posts to the internet to alert the community of what is happening. In Westwood, planning is done, and the City assures the community it will have a voice. The hope is that those in the community who attend the next meetings with the proposals will still have a voice in what the committee of roughly 13 working with City officials comes up with. There are hints of this coming to more communities in Los Angeles as builders and residents come together with City officials to determine how much growth and construction and the limitations on what can be done take hold. A two bedroom in the Mirabella facing South Century City views sold in 1 day for $1,675,000 with over 2000 sq ft on a mid floor with views. Compare that with the Blair house 2 bedroom and den with over 2776 sq ft for 2,3530,000 on the 20th floor. Luxury Condominiums on the Wilshire Corridor are selling. There are a lot of buyers looking on the Corridor.  In the Park Wilshire Condominiums, a 3 bedroom on the 3rd floor $1,460,000. A 3 bedroom in The Wilshire  with 2757 sq ft sold for $2,750,000 on an upper floor. In La Tour, a 3 bedroom with 3190 sq feet sold for 3,450.000.00 on an upper floor. Another Amazing 3 bedroom 5 bath, in the Remington with 3485 sq ft sold for $3,300.000.00 . A fabulous 1 bedroom 883 sq ft with views on the 20th floor of the Wilshire Regent sold for $600,000.00

Looking at lower priced condominiums that sold, there was a one bedroom not updated with 1105 sq ft for $535.000+  sold in the Wilshire Holmby. Another one bedroom in 10751 Wilshire, The Wilshire Selby, mid floor sold for 486,920.00 with 738 sq ft upgraded.Great deal.! When you are looking for an investment property, there are good possibilities.

Inventories are lower on the Wilshire Corridor January 2016. The start to a New Year. But there are many buyers looking and as the month of January progressed buyers are out in large numbers looking to take advantage of low interest rates and preparing their financing to acquire property. .Wilshire Corrirdor sales January 2016 include 2 different condominiums sold in the 2000 square foot range, both needed updating, both were on lower floors but a distinct difference was homeowners dues. One building was in the $1,600.00 range monthly, and the other building was over $2,700.00 All amenities were not equivalent but one must consider the HOA dues when buying a condominium on the Wilshire Corridor and what they include. The Wilshire Terrace has seen many sales lately. The building offers wonderful large terraces and large floor plans with many amenities but the building is a Coop and as such offers are only taken in cash and must be board approved. In addition the HOA runs higher than some buildings but offers many unique services like a hair salon. Another 4 million dollar condominium in the Carlyle is part of Wilshire Corridor sales January 2016  .Wilshire Corridor sales in January 2016 were less than most months  but due mostly to  typically lower sales in January than other months. The year is sure to see active sales. There were several 2 bedroom Wilshire Corridor sales January 2016 in the 685,000-$850,000+ range in buildings like the Westford and Westholme Condominiums. A upper floor in the Remington Condominiums  with 2351 square feet was sold for over  $1,900,000+.
