The difference between small lot subdivision, townhome, and condo in LA is something I am often asked about. Below are some of the differences.

First, with condominiums and townhouses, the dwellings on a small lot subdivision do not share any common walls. Small lot homes are for smaller areas with compact building footprints ,reduced side yards and setbacks. They have street frontage and passage between buildings with open space.

Second, unlike condominiums and townhouses, the dwellings on a small lot subdivision do not share any common walls. Additionally, the owner of a home in the subdivision owns his or her individual home and also owns the land under that home. Furthermore,the owner of a home in the subdivision is not part of a homeowner’s association. Therefore, the owner makes all decisions with respect to his or her property. Sometimes there is a low monthly maintenance fee.

Third, with condominiums and townhomes, the owners of condominiums and townhomes own their individual units. They do not own the land under the units. They often share common walls. Also, they are usually part of a HOA.  Typically, the owner of a condo owns only the interiors of the condo. Conversely, the owner of a townhome owns the land as well as the interiors plus any yard or deck. Additionally, condos may be on any floor of a structure.

Fourth, a townhouse is a architectural/physical/design description, and condo is a legal description that defines the common ownership of the land, buildings, and common areas. Almost all townhomes are condos. Also, townhomes have no other unit above or below them. In a townhouse, the owner is usually responsible for both the interior and exterior because everything on the land it’s built on is owned by the individual. A condo insurance policy is an HO-6, while townhome insurance is an HO-3.

  Find a townhouse in Los Angeles! They are in hot demand. Interestingly,throughout the city you can find beautiful new contemporary townhouses. Townhouse or townhome refers to a single family home that shares one or more walls with other independently owned units. Notably, they have stairs, so be prepared to climb. As a result, I wish more were built with elevators!! Thus, they would appeal to a much larger audience.

Firstly, it is important to know the differences between a townhouse or condominium. Thus, if the walls between units are not touching the other units, it is considered a single family home. Conversely, if the walls are touching, it is considered a condominium .(home insurance may vary as a result !)

Furthermore, there is a new “small lot subdivision home”which is referred to as a townhouse. Therefore in this case, there is no Homeowners Insurance Association(HOA) common fee. The small lot ordinance permits small lot developments in the form of detached townhouses. Knowing the differences is helpful. As a result, there are different fee’s.

Secondly, when looking for a townhouse, you need to determine what part of the city you would like to live in? Also ,find one according to the architectural design and features they offer. Furthermore, there are townhouses all over Los Angeles. There are new townhouses featuring quartz counters, new appliances, wood floors, and large closets. Also, they may have rooftop gardens or side gardens. Thus, minimal upkeep!

Modern town homes Los Angeles. I have been viewing many of them lately. As a realtor, I must say I am surprised how quickly they are selling. Additionally, they are often so gorgeous, it is not surprising. A contradiction, yet they often cost as much as entry level homes in the area. The convenience of locking up and not having a yard to maintain, beautiful new finishes and fixtures are a big draw. Developers are now incorporating nice side gardens, roof top gardens and large balconies which are the added treat.

Secondly, most have stairs. I am not sure why developers are not putting more elevators with direct access? Expense? It seems you would increase the number of buyers interested by designing them with elevators. Unfortunately, for many the triple flight of stairs to get to a rooftop garden are difficult. Other than this design feature, the interiors are usually stunning. Wide neutral color wood plank floors, large windows, open kitchens with white quartz counters, new appliances, etc all appeal to most buyers. The bedrooms are often compact but include large closets and modern dual sink ,frame less shower doors in the bathrooms.

Thirdly, the prices vary slightly. In general, in Mid Wilshire, Culver City, WLA, Westwood, Venice,Marina Del Rey,  the prices average range from around $1,395,000-$1,975,000 for a 3 bedroom newer construction town home.  Additionally, sometimes they are listed as a home, and sometimes as a condo depending on building guidelines. They have the advantage of a garage.

Thus, it converts an existing Richard Dorman designed office building into a residential tower with retail below. Wilshire Corridor Condo Sales July 2017 demonstrate demand is high. Sales include 17 condominiums sold.  There are 3 one bedroom, 9 two bedroom, 4 three bedroom and 1 four bedroom that sold. They vary in price from$535,000.00 for a one bedroom to $8,900,000 for a 3 bedroom. Living on the Wilshire Corridor is convenient to so many neighborhoods within Los Angeles.

The lowest price one bedroom listed was $535,000,000 and sold for $580,750,000 in the Wilshire Selby. The lowest price 3 bedroom listed at $824,000,00  sold for $899,000.00 at the Churchill Condominiums. This condo had over 1800 sq ft.  Wilshire Corridor Condo Sales July 2017 include the lowest price 2 bedroom sold at the Wilshire Regent for $825,500.00 . It had 1588 sq ft and was listed for $790,000.00 and sold over asking. You can see that many condos are currently selling over market prices. Why?

Firstly, demand for properties to purchase in Los Angeles has been very high. Inventories have been very low. The high demand and lack of inventory is causing prices to rise. Living close to UCLA, Beverly Hills, and central to all communities in Los Angeles is one of the reasons the area is so popular.

Secondly, the buildings usually offer amenities like security, valet , concierge, pool, gym, community room,tennis etc. Some of the buildings include various utilities. Venice looks to adopt Mansionization rules

Another area of Los Angeles looks to adopt Mansionization rules. Venice California is a community that is so mixed with older homes, new architectural homes, small condo developments, large condominium developments, and houseboats. This community is a buzz with what to do with the building going on and the changes that could further affect the neighborhoods. While Westwood, 15 neighborhoods are under ICO with varied regulations. Holmby Hills is well underway in establishing a HPOZ. While the neighborhood has been notified, a committee is well into the planning that will soon be proposed for this neighborhood. The city officials state “Establishing an HPOZ for the area would help to further protect the historic buildings and guide change in the neighborhood. The City of Los Angeles Department of City Planning is currently conducting outreach in the development of the preservation plan.” Homeowners have concerns that they won’t have a voice in the rules the committee proposes but we will have to wait to see what is proposed in the coming months. Venice looks to adopt mansionization rules as the city allows more builders to overlook rules that have helped set in place maintaining some of the original character of the neighborhoods. It is precisely because of this mix of the new and old that gives Venice its charm. The increase in population in an already dense community will definitely continue to affect the neighborhood both good and bad.

Venice on the other hand is hearing strong reactions. Petitions are posted online, meetings are being held as the character of the neighborhoods in Venice continue to dramatically change. Venice.  There was to be “long range conservation, use and management of the natural, scenic, cultural, recreational and man made resources of the coastal zone adopted in the plan Section 30002. With prices on Abbot Kinney in the $9-10 per square foot commercial leases, Architectural homes , and more three story buildings being built along with condominium developments, the face of Venice is rapidly changing. In March of 2015 The City Council began to curb the proliferation of Mansionization in Los Angeles. The Planning department began to revise citywide rules (BMO) Baseline Mansionization Ordinance, which detail the amount of residential floor area that can be developed on a single family lot.The council approved immediate but temporary restrictions within certain neighborhoods in Los Angeles including Holmby Hills,Venice East of Lincoln Blvd , parts of Kentwood in Westchester, and Mar Vista to name a few. Considerations are being made to extend the ICO. In Question is the Specific plan and the interpretation of the small lot Subdivision Ordinance. Currently more units area being allowed on lots than the Specific Plan allows not considering enough parking. Very large buildings are being constructed which many find out of scale with the neighborhood.The community has very little time to appeal decisions of the Planning department. On Monday, April 18, 2016 there was an ‘invitation only’ meeting that did not reflect the diversity of the Venice community. There continue to be posts to the internet to alert the community of what is happening. In Westwood, planning is done, and the City assures the community it will have a voice. The hope is that those in the community who attend the next meetings with the proposals will still have a voice in what the committee of roughly 13 working with City officials comes up with. There are hints of this coming to more communities in Los Angeles as builders and residents come together with City officials to determine how much growth and construction and the limitations on what can be done take hold. Depending on the number of amenities in the buildings, age of building, location of unit within the building, upgrades to the condominiums, and furniture and staging the prices can vary from building to building. If you were to tell me, Caron I’d like to find a 2 bedroom in the $700,000-900,000 range, I would know exactly which buildings to show you and the type of interiors we should be looking for. Due to their being over 40 buildings to buy a condominium on the Wilshire Corridor and another 10 that are just for leasing, you have many choices. Perhaps one of the best buys was the 18th floor penthouse of 10660 Wilshire that sold just above 2 million. Although it is a 2 bedroom it does have a den.The floor plan is very open with 3430 square feet with tremendous views , walk in closets, large kitchen and high ceilings.
