Wilshire Corridor Condo Sales July 2017 demonstrate demand is high. Sales include 17 condominiums sold.  There are 3 one bedroom, 9 two bedroom, 4 three bedroom and 1 four bedroom that sold. They vary in price from$535,000.00 for a one bedroom to $8,900,000 for a 3 bedroom. Living on the Wilshire Corridor is convenient to so many neighborhoods within Los Angeles.

The lowest price one bedroom listed was $535,000,000 and sold for $580,750,000 in the Wilshire Selby. The lowest price 3 bedroom listed at $824,000,00  sold for $899,000.00 at the Churchill Condominiums. This condo had over 1800 sq ft.  Wilshire Corridor Condo Sales July 2017 include the lowest price 2 bedroom sold at the Wilshire Regent for $825,500.00 . It had 1588 sq ft and was listed for $790,000.00 and sold over asking. You can see that many condos are currently selling over market prices. Why?

Firstly, demand for properties to purchase in Los Angeles has been very high. Inventories have been very low. The high demand and lack of inventory is causing prices to rise. Living close to UCLA, Beverly Hills, and central to all communities in Los Angeles is one of the reasons the area is so popular.

Secondly, the buildings usually offer amenities like security, valet , concierge, pool, gym, community room,tennis etc. Some of the buildings include various utilities. For active lifestyles having a condo on the Wilshire Corridor makes house maintenance simpler. When you are busy it is wonderful to have conveniences on hand.

Thirdly, Schools are very good in the area. If you are attending LAUSD public schools both Warner Ave Elementary and Fairburn Elementary as well as Emerson Middle School are all considered good schools. If you’re thinking about buying a condo near UCLA, there are several areas close to campus you should consider. To the West of campus are most of the apartments that are rentals mixed with condominiums. Over the past few years more newer construction apartments and condominiums are being built. These buildings vary within by streets that have older “student” apartment buildings. The newer construction condo’s are more expensive than the older buildings.  By the time you pay a minimum of approximately $3000 monthly for an individual 1 bedroom apartment which is $33,000 annually ,students may consider buying a condominium. Your monthly payments would be going towards ownership. At the end of your term at UCLA you may rent your condo for a monthly income, or choose to sell it. If you stay living in Los Angeles you may want to continue living there. Condominiums are not inexpensive in this central area of Los Angeles. If you are attending UCLA for a 3 year program it makes sense to buy a condo near UCLA . Down payments run 20% of the purchase price. Although there have been some bargains over the past few years under $500,000.00 purchase price, they are harder to find close to campus lately.

The average two bedroom condominium in the area is around $650,000-$850,000 . Depending on whether you choose a high rise that may have more amenities including security, pool and gym you will find  the additional homeowners dues can really vary. If you buy a condo near UCLA in a smaller building the HOA fee’s can be $350 to $800.00 average at the time of this article posting. There are more smaller buildings further distance from campus which require a car or riding the bus, scooter or bicycle. Just South of Wilshire Blvd there are many options for smaller buildings .

In addition ,if you want to buy a condo near UCLA you can choose among many high rises that line the approximately 1 mile stretch of the Wilshire Corridor. This is a strip of high rises close to campus. Some are within walking distance, some are further. There are several other high rises in the area. The high rises in the area average $500,000-$3,000,000. They will have higher HOA dues than the smaller buildings.  There are many foreign and American buyers who have held investment condominiums in the area for a long time. Depending on the amenities of the building affects price and HOA dues.

During last weeks HWPOA annual meeting, representation from the Los Angeles Conservancy came to discuss many questions homeowners had about the potential HPOZ. It was explained that the HPOZ would have a positive impact on the neighborhood, preserving the character of the neighborhood that makes it so special. One of the great points brought up is that the HPOZ is only  interested in the portion of the home that can be seen from the street: not the back yard, not anything in the interior, not anything on the sides that cannot be seen from the street. There were questions as to who will decide what can be done in the neighborhood, and residents were assured there will be community input that the City will be in charge of planning. There will be a Board who will carry out the Holmby Hills Westwood HPOZ plans, those plans having been put together by the neighborhood members who want to get involved. Values remain strong in Holmby Hills and the goal is to maintain the high quality and character of the neighborhood . Holmby Hills , Bel Air, Beverly Hills, Comstock Hills, etc are all seeing many of the older homes remodeled or torn down and the ICO/HPOZ is being worked on in order to prevent mansionization and maintain the beautiful quality homes within the neighborhood. Members from the City office, along with homeowners on a board created for the HPOZ will work with residents to determine what might be included in the future HPOZ. The HPOZ would not affect the homes North of Holmby Park to the East of Beverly Glen in Holmby Hills as most of those homes are behind gates.

Quoted “This is a positive, good thing for Holmby Westwood because it gives the neighborhood control over new and remodeled homes. “”Look what happened in Beverly Hills and Bel Air and Comstock Hills. Holmby Westwood decided that was not a direction they want to remain in. Our community voted for a HPOZ or we would not be where we are today.”

There will be further discussions about the potential Holmby Hills Westwood HPOZ. Community members were happy to have had a chance to discuss and become more aware of the potential HPOZ and current ICO in the neighborhood. Holmby Hills is situated North of Wilshire Blvd Between Comstock on the East, and Hilgard on the West. It is bordered on the North at Sunset Blvd. Holmby Hills is a beautiful residential neighborhood next to UCLA  with a long history of beautiful homes owned by celebrities, families enjoying the wonderful public school district, UCLA staff and students, and individuals drawn to the beauty and close proximity of all Los Angeles has to offer. Anyone looking to buy or lease a home or condo in Westwood, Little Holmby, Holmby Hills, Bel Air, Century City, and along the Wilshire Corridor can look forward to a lot of great additions in the neighborhood. In this issue of Weswood Newsletter April 2015, Westwood’s Ralph’s Market has leased the Best Buy space of 40,000 sq. ft. and has incorporated the 60,000 sq. ft.  Not only will it be the largest market in the country but today, the West­wood Village Ralph’s ranks as the 1st in sales in the state and is in the top 10 grossing Kroger owned markets in the country.The market is preparing shops within the market to house a Murray’s Cheese Shop (in San Francisco), a sushi bar with on the spot chefs, a stone pizza oven cooking prepared orders, wine tasting area, and flat screen plasma TVs popular on game days and nights.  The produce section that we know today has doubled in size with greater organic selections .The food and deli section has been increased, and the pharmacy will be greatly increased. What is a ICO and HPOZ ?

Now that ICO is in force in the Holmby Hills neighborhood, homeowners are asking what is ICO and HPOZ ? An ICO is an interim control Ordinance. The ICO ordinance prohibits demolitions and substantial alterations of single family homes as a temporary hold until rules can be established. What is a HPOZ in simple terms. A HPOZ is a Historic Preservation Overlay Zone. A HPOZ is a ordinance limiting the scale of new construction. If a HPOZ is created for real estate in Holmby Hills, residents are asking, how will a HPOZ effect my property values? How will it affect me  if I want to remodel? How will it effect home sales in Holmby Westwood ? How will it affect the value of my home. What does this mean to real estate in Holmby Hills.? These are all really important questions. So much is being decided and homeowners still have the opportunity to have a voice. There is too much information to put in one newsletter.
